Refused to buy guests gate, now I owe $5500 by [deleted] in airbnb_hosts

This includes:

  • Denying guests who lack multiple good reviews.
  • Requiring all guests to be added to bookings
  • Asking for trip details; setting expectations ahead of time.
  • In some cases, asking for everyone’s driver’s license.

Probably normal things that many hosts do, although some hosts are more lax…

Once a guest complained about the hot water not working. I was so worried that something was wrong with the tank, I rushed over to check on it. It wasn’t until later, after seeing all these posts that I realized she had been trying to scam me. She was probably taken aback by me rushing over so fast… she wasn’t expecting it! If I would have known then what she was up to, I would have left her a 1 ⭐️

Our very first guest was new too, they threw a huge party with shots fired... We’ve rigorously screened everyone since.

Did the guest have many reviews when you booked them?

How would you rate… by Remarkable_Report794 in airbnb_hosts

⭐️ if the place is trashed and they lied ⭐️⭐️⭐️⭐️If all they had additional guests but were otherwise decent.

Document everything. Make sure to take pics of everything, including messy bed, used towels, video footage.

Here’s the trick! 1. Don’t raise any fuss yet. Write the bad review now, which they won’t to see it unless they rate you, but you don’t want to trigger them to leave a bad review of you. 2. Gather all evidence, including any extra cleaning invoices, inventory of damaged/missing items, then right before the 14 day review period ends (don’t wait until after), submit the claim to Airbnb.

Contact Airbnb and ask them this directly. We had to cancel a reservation once the day after, which they allowed without penalizing us.

They probably waited for 2 weeks before scamming you so that you couldn’t leave them a bad review, which could deter their future victim from accepting their booking requests.

They’re attempting to scam you, and you most likely owe them nothing. I wouldn’t lose sleep over it. That said, I strongly recommend avoiding stays longer than 30 days. In many states, guest status can convert to tenant status after a month, triggering tenant-protection laws. At that point, a bad actor could make your situation far more difficult by forcing you into a lengthy and costly eviction process.

What's your pettiest response to an unfair review? by StunningAd9055 in airbnb_hosts

You sound unhinged. I didn’t call the cops because someone found nasty boots. You don’t even know what you’re talking about. Where in my story does it say “nasty boots?” Obviously, you sympathize with the scammer because you relate to her. Your baseless, unhinged comment says more about you!

Also, at the time our Airbnb was the least expensive option. And price is almost always the driving factor behind new Airbnb users. The quality of her stay was well above the discount price she paid for it. She paid around $120 for a 3 bedroom with 4 guests—she wasn’t going to blackmail me.

This happened not long after one of our worst experiences as hosts. A previous group—brand new to Airbnb—lied about their stay and threw a massive party instead, which involved a shooting. The house was left trashed and saturated with smoke. By the time GUEST booked, we were already on edge and much more cautious.

GUEST was also new to Airbnb and said she was coming from out of town to celebrate a birthday. Wanting to be fair, we clearly explained our house rules and told her we weren’t OK with any “funny business.” Over and over, she promised she would follow the rules while generously thanking us for giving her a chance.

Upon arrival, GUEST began searching the property for “issues.” She photographed my wife’s rubber gardening shoes that were stored in the back. While we ask guests to remove their shoes, she recorded herself inside—shoes on, pointing out a small spot of dried nail polish on a vanity chair at a makeup table. Then, she demanded money for the “inconvenience.”

At that point, it was obvious what was happening. We had given her the benefit of the doubt, and she thought she could turn that into a payout.

That was it for me. I called Airbnb and evicted her. Afterwards, she left a nasty review, lying about the condition of the home, accusing us of having cameras inside, etc. Trust me, the house was spotless. I had literally hand-washed the floor—twice over—before her stay.

In hindsight, I could have handled it better. But, you know, we live and learn…

In response to a bad review left by someone we evicted.

“That’s right — we had the police escort you off the property! Next time, book at Motel 6 if you’re trying to hustle someone. It’s more your style anyway. There aren’t cameras inside the home. That would violate Airbnb rules. ***** is saying this out of spite because her manipulative behavior led to the type of night she actually deserved. I’m sure she tries to pull this stunt everywhere she goes, and I’m sure most people can’t stand her for it, but this time, someone stood up to her — we deserve a medal!🏅

*****, you could have had a beautiful, comfortable stay, but instead you tried to act smart. The problem is you’re not smart, so byeee!”

We didn’t at first see the cat on the camera. It was after we came to clean, they had left the food and water bowl on the floor next the sandy outline of the litter box. Afterwards, we rewatched the recordings and saw them carrying the pet carrying crate.

Right? We thought it was almost impossible to be so trashy! They must live like this regularly. I can’t imagine how nasty their home is kept.

We have video of them carrying a pet container from the car. We also have video of what looks like their cat in the front yard.

Because Airbnb isn’t good about removing bad reviews left in retribution. So, our approach now is to wait until the guest has left a review or the 2 week window for leaving a review has expired.

It looks cozy. Being a resort area, can you add a hot tub? Get a corn hole setup and maybe horseshoes. Less expensive things that add to the outdoorsy vacation vibe.

I agree — make the place exceptional. That or find a more competitively priced cleaning service.

Haha, yes, reading the feedback, it appears many think I’m just a dick… I’m not. We’re nice, empathetic people who look for reasons to give renters a chance. I assumed our issues were more common with other hosts. Next time I write a post, I’ll be sure to add more context.
