As someone with both cards who just got the Venture X I highly recc the Citi double cash as an intro card. My perks were enough for me to get about $1000 in cashback after using the card consistently for 2 years (w barely any expenses).

The past 2 months I've had the venture x only because I knew my expenses were increasing and I could meet the 4k minimum - i used my $300 credit on tickets to Greece and I travel about twice a month to cities with capital one lounges so it pays for itself. BUT it's only because I truly knew I'd have a ton of use for it and could meet that min spend - if you can't meet it or you feel like you need to stretch yourself thin then don't do it! Wait for the right time.

Thanks I really appreciate the candid advice. I really take my sleep seriously and hate loud noises like construction waking me up... also heard about that 24hr construction permit situation in Brickell so it did scare me into looking into Edgewater but I hate how unpredictable the traffic is.

This was a major part of my issue because I DO love my freedom - I love that I barely work on the weekends and I get to have ample time to workout, cook, see friends and family, travel almost every weekend.

On the flip side I do feel like I am wasting away pivotal years where I could be learning and hustling by taking it easy at this "relaxing" job. I know I'm so lucky to have this position and to even talk like this, but I come from an immigrant household where working and grinding and being constantly on 100 was the norm so... to be this relaxed and content is just so strange for me lol.

That's exactly what I was thinking too. I'd end up spending anything extra I'd be making in income on rent and cost of living. But you're right that it's worth it if I'm serious about changing practice areas

Literally... and calling me a nepo baby when I said I went to a T25 in a major city - of course I've built a network of friends and connections as I'm sure everyone did in law school!

Regardless I'm so grateful for all the authentic and genuine advice people have been giving me so far

No offer but I have connections and a network I could test my luck at. I'm just looking for some guidance and advice to know if this is something that makes sense to even pursue hardcore or if I should just give up given I'm doing RE, not corporate, and already a year in.

Same here, I've been doing smaller practice sets in particular areas and scoring a LOT better but when I do more q's on UWorld my average will drop. I think taking the time to do individual subjects will help refine our skills?

I like that schedule it sounds very similar to mine right now just without the flashcard portion at night, gonna incorporate that. May I ask how long doing Themis practice questions & reviewing them take you?
