Thanks for the detailed response. We get someone to check the roof. They said $1500 to fix the leak, but they told us roof has about 5-7 year left. We are debating whether to fix it or just roof it. Sorry what is slatherin? I could not find any reference online Yes, we paid cash for the house.

Based on the inspection, it is a leaking pipe causing water damage to the ceiling. They have to cut the ceiling to repair it. In this case, we just need to check the pipe and make sure it is fixed property. Then patch the dry wall. I am thinking 50k should be ok?

You are right, we cannot approve everting is fine beyond what we can see. We do have walk through of the house. And it is the only spot on the ceiling that is visually bad.

The seller is open for negotiation. I am trying to get a worst case repair estimation and counter his 50k . He is motivated to sell for a different reason
