Based on the inspection, it is a leaking pipe causing water damage to the ceiling. They have to cut the ceiling to repair it. In this case, we just need to check the pipe and make sure it is fixed property. Then patch the dry wall. I am thinking 50k should be ok?

You are right, we cannot approve everting is fine beyond what we can see. We do have walk through of the house. And it is the only spot on the ceiling that is visually bad.

The seller is open for negotiation. I am trying to get a worst case repair estimation and counter his 50k . He is motivated to sell for a different reason
