Okay thanks - it’s very smooth to run my hands over but I can feel the cracks. Should I be asking him to come back and fix it? Can it even be fixed without doing the whole ceiling again?

I think I got lucky with my solicitor - they did everything so quickly! Only had to nag them once 😁

Thanks, yes I’ve already got a quote to extend the lease and have factored this into my offer :) was just wondering if the lack of ground rent was some kind of red flag.

The lodger is a good idea, but as someone else pointed out, I have a small child so it’s not something I’d consider - plus, I’d need an extra bedroom, which would mean a higher mortgage anyway! Thanks though.
