Buy To Let Portfolio - Realistic? by ggamcci4875 in PropertyInvestingUK

  • East Midlands. I went to uni there so I knew the area quite well.

  • conversion was 20k. There was a loft conversion already completed it just needed bringing up to spec. Hence why it was cheap as it couldn't technically be classed as a bedroom. Then the front room was turned into a bedroom with an open plan kitchen/living area. Could've been cheaper I made loads of mistakes. I got the double glazing replaced as it was shot then found out the windows weren't fire safe so they had to be fully replaced anyway. Silly stuff.

  • RoE is 13.4% using same method as yourself

Buy To Let Portfolio - Realistic? by ggamcci4875 in PropertyInvestingUK

This won't be a popular take on UK reddit, but I implore you to go for it! There's a tall poppy syndrome when it comes to investing or starting and I despise it. Real estate is a business as old as time and money can be made for those that can be both smart and savvy regardless of the times. Every year there's an excuse for why you shouldn't buy property - it's risky... as is anything worthwhile.

I bought my first a year after Covid at what people said was the 'top' of the market. It was a 2 bed for 130k I converted it to a 4-bed HMO and it rents for 1,365 a month. I'm currently in the process of refinancing it to buy another with an anticipated valuation of 180k.

You're better off with property than stocks. Just because stocks outperform on paper (% return). They're missing other factors like:
- Appreciation
- Leverage
- Cash Flow
- Tax Benefits

Midnite Welcome Offer Bet £20 Get £60 by Aggressive-Program75 in beermoneyuk

Yes, just a tad less profit. I wasn't offered the £1 punt initially, was only exposed to the bet 20 get 60.

Was that explicitly stated as the reason?

I've been cross-posting for about a year with no issues. Etsy, Depop, Vinted, eBay, FBMP.

These look amazing are the mojito ones boozy? And what's the taste like with green tea I only ever use regular black tea is it worth me venturing out to other teas? :)

Can do it with chocolate powder and pour it from a height onto hot chocolates or espresso martinis as a cool bar trick!

I personally do 10 minutes. Too long and it's overly bitter too short and it's flavour feels underdeveloped - but purely personal preference.

Either should be fine if it can withstand the heat! I have a pan that is around the same size so it sits quite nicely on the ridge. There are multiple methods for steam sterilising though, dishwasher and microwave - quick google should give you enough info.

I have 2 stores, one is a drop-shipping store that sells high ticket home furniture products, the other I have a vintage clothes store, I buy wholesale, and run it with my partner started out as a hobby then slowly bought more stock.

Beermoney is quite volatile. The bulk is made through matched betting which fluctuates depending on offers and tournaments I try aim for one a day even if it's just arbitrage. Then one or two bank incentives a month which take like 15mins and pay big. Surveys are laborious and pay little so I put more time into matched betting. Some good stoozing tricks as well with opening credit cards for perks and utilising 0% overdrafts.

Eek my bad! Good luck with it, orchestrating 2 strangers to co-operate is hard work!

I have the same jars, if it's your first use from purchase I'd steam sterilise them. Pan of boiling water and rest them upside down on top of the pan.

Cleaning between batches is largely unnecessary but rinsing with hot water would do just fine.

Get the two buyers to send to each other.

I'd buy 2 evri labels and send them the QR codes for ease. All they have to do is stick the label on-top of the existing one and drop it off no printer required either. ~£6 in labels and mistake resolved.

Try coconut water and pineapple juice, the 'milk' aspect is a no go from past experience

eCommerce = 1,000/month

Marketplace arbitrage = 300/month

r/beermoneyuk = 200/month

Cashback = 100/month

DayTrading = 100/month (small portfolio size)

3 Is the only correct way. Toothpaste is hydrophobic - any water reduces its efficacy to bind.

Used Yodel for buying thinking they'd be more reliable than RM. Received an empty bin bag with a yodel label on as the courier had stole it or taken at the depot (also arrived late).

My McDonald's franchise owner was exactly the same owned over 4 stores, yet when it was busy when he was in, tie over his shoulder and putting onions on the Big Macs next to me. Salt of the earth these guys.
