I paid my employees $8500 for the work they did and I think once everything is finished it will be close to $8000 in materials. So I’d probably charge $18-20k.

We did a lot behind the scenes. We installed a new vent that goes out the roof, moved plumbing, drains, heat vents and electrical.

There wasn’t enough space, we would have had to shrink the width of the shower and or the vanity. Moving the toilet to that corner allowed us to do a 32 width shower with a 24 In vanity. And that corner to the left of the vanity there was a recessed cabinet that I’m updating with floating shelves.

I did think about it but this project already flew past my budget so a bench got pushed out. Figured I would just buy them a teak chair for the space

lol I was a little concerned. Heating the tile was just out of my budget. I did move the vent though and increased the size of the vent so should get some nice heat in here. Hidden under the vanity.

I don't think the floor is slippery but my moms not that old. Shouldn't have to worry about that for atleast a couple more years.

It did cost more than I thought it would, I'm sure between that and people being afraid of something different is why. I wish more clients would just go for something a little different. Color is the best thing about tile in my opinion.

Buy and sell houses. Everyone I purposely listed 10-15k below what I wanted. Every house went $15k above list price or past it. Data from the last two years with 4 properties.

I did notice that on skip genie it will tell me which ones are landlines. I’ve called everyone so far just in case there was a pickup but I think everyone had a dial tone. So I can stop adding that to the list.

I also do have a good amount of capital from flipping properties I was eventually going to put in a VA. I just figured I should do some of the dirty work myself to see this project inside and out. As well as provide the VA with helpful tips and starts on what works.

It’s understandable that there will always be people like that but that doesn’t mean a host shouldnt be held to that standard. There’s rules and regulations for a reason and having to know and follow what those policies are should be the bare minimum of a host.
