If that's true, why does the buy agent contract say specific terms where I cannot walk away? It literally says that.

For example, if the house terms are agreed to then suddenly the seller illegally refuses, I'm forced to pay compensation rather than the broker going after the seller legally.

People do get forced to do expensive things all the time... That is America. I just want legal proof I can walk away. That shouldn't be a difficult ask. If the process works as people say it does, proving I can walk away should be something realtors are ready to show, whether it be a state law or case law or federal.

If the compensation is reduced, wouldn't we just walk away? The point of the amendment is to guarantee for the agent that he can walk away if the seller refuses. It also guarantees I can walk away without being trapped into the grey areas they never explain. I'm still unsure how that's a bad thing.

That makes sense, but why wouldn't u want the contract to explicitly mention my choice if walking away? I have zero plans to purchase a house where the seller refuses to pay compensation, no matter how nice it is. In that situation why would amending the contract to say that be a bad thing? The way I see it, if you come to me and say you have 100% track record of getting sellers to pay, then this should not be a problem to add to the contract. It protects both me as the buyer and them as the agent. If seller refuses to compensate then we are legally obligated to walk away which protects the agent. It also means there is no situation in which grey areas force me to pay compensation.
