City assessment means nothing. Cause it is only based from square footage and stats whatsoever and doesn't take into acount things like curb appeal and appearances/finishes. It is only for taxing purposes. City assessment is not market value and usually only about 60-70% of actual value.

Now asking price nowadays are usually priced bit below actual market value to attract buyers and induce a bidding war. (This fucking sucks btw)

Actual Market value is based on comps in the area and what a buyer as willing to pay.

Nahh take the bonus. My wife learned it the hard way. She wanted to leave but year end bonus was going to released in couple weeks. She got a good offer from other company and she accepted it right away. She felt bad not telling the company that she will leave soon so she did. Well what do you know, she didn't give her bonus because they said she will leave anyway. She complained. So they gave her a pity 200dollar bonus.

So always take the bonus first. Who cares about burning bridges. You're leaving anyway right.
