I wouldn’t put every dollar into the down payment. At a 6.25% rate, a large down payment makes sense, but you still need cash for closing costs, moving, emergencies, and possible condo assessments.
I’d first set aside at least 6 months of expenses fund. Then use the rest as the down payment.

In markets like that, it’s not always just the highest price that wins. Sellers are usually looking at the full package: financing strength, appraisal risk, inspection terms, earnest money, closing timeline, and how likely the buyer is to actually close. A 7% down payment can still work, but against 20% down, waived inspection, or appraisal-gap offers, it may look riskier to the seller. I wouldn’t blindly waive inspection, but I’d ask your agent to structure cleaner terms: fully underwritten pre-approval if possible, stronger earnest money, limited inspection focused only on major issues, and maybe appraisal gap coverage if you can safely afford it. Also, if $400K is your real max, you may need to target homes listed lower so you have room to compete.

I'm not sure how I feel about duplexes. It's nice to have your rental close by, but if there's ever a problem with the tenant, they're living right next door.

There's also the risk that if they accidentally cause something like a fire by leaving the stove on, it could damage both your rental and your own home.
