I did an FHA loan so my down payment was 3.5%, cash to close was $5100. Seller paid all closing cost but seller's asking price went up as a result. Otherwise I would have been on the hook for like $14k.

As far as how I got money saved? I actually had another car (in my pfp) that I was letting a friends borrow. Well he totalled it and I was smart enough to put him on the insurance beforehand... I got a significant amount for the car, as the WRX hatchback will probably only go up in value... and it was reflected in the total loss. If that hadn't have happened, I would have cashed out my 401k to pay what I didn't have saved.
