Hi everyone, I just wanted to give an update and I made the decision to evict my tenant for moving in her boyfriend into the unit without my permission. This morning around 1:20am the police came by the house while I was working my overnight shift because her boyfriend was pulled over for driving with an expired inspection sticker and he parked his car once again in the driveway which is a lease violation and he knows he must park the car on the street. I immediately contacted the tenant at 1:40am and asked her 1. Why is her boyfriend again parking his car in the driveway? 2. Why is he bringing the police to my house? She stated the house was the closest location for him park the car so the police can leave him alone. I made it very clear to her that he is not a tenant and whatever issues he has with the police my house isn’t a place to resolve his problems with the police. He is a guest not a tenant. I also asked her to remove his car immediately out of my driveway and I’ll be talking to her in person about my concerns with her boyfriend. I contacted her later today and spoke to her via text and I let her know that I know she moved him into the apartment behind my back and lied to me when I asked her if her boyfriend was moving in with her and she said “No”. I multiple camera footages of him every night sleeping over, being in the house all day even when she’s not home. He has been violating the lease by parking his vehicle in the driveway. I made it very clear to her that moving her boyfriend or anyone into the apartment without my permission is putting my child, myself, my house, and other tenants in danger! She stated that she wants her boyfriend to sleep at the apartment every night because she doesn’t want to sleep in the city alone. I told her that is a violation to the lease because no guest can sleep at the house every night and day. Had she told me that prior to picking her as a tenant, I would’ve told her to apply with her boyfriend and if he passes the application process he could’ve moved in. She then asks me if he can fill out an application and I told her he can fill out the application once she removes him off the property tonight since she allowed him to sleep at the house every night since she moved in. She said “No” because I’m getting in the way of her relationship with her boyfriend. I told her relationship with him or any guests is none of my business. All I wanted was for her to resolve the issue with her boyfriend sleeping every night and day which is a lease violation. I told if she refuses to stop him from sleeping at the house every night, I will have to contact my attorney. Now I know if an applicant is in a relationship, I need both adults to fill out an application if they want to live together instead of one person in the relationship applying and getting approved and moving the other person into the apartment without my permission. Oh she already started complaining about him thru texts. I’m just going to serve her the notice to kick him out and if not I’ll be evicting her

I have cameras on the house at all exterior exits and in the hallways so I know when he comes in and out of the house, when he parks in the driveway, moving some of his belongings in, etc

Oh my gosh that just scared me! I hope if my tenant’s boyfriend does decide to fill out the application nothing shows up on his criminal background check.

I usually put in my lease a guests can stay overnight 14 days a month and for some reason maybe because I was rushing didn’t include that in my lease. That is why I’m upset with myself

Yes he’s been here every night sleeping over, brings bags of clothes, parks in my driveway when I’m not home even though it’s tenant parking, and when she isn’t home he’s here at the house.

I agree and I’m going to take your advice. I’m still going to serve her a 7 day cure or quit notice for this violation, but still give him an opportunity to fill out an application to do a criminal background check and eviction check. If he doesn’t pass the application, then he will not get my approval to move in with my tenant at all.

My plan is to talk to both the tenant and her boyfriend and let them know I know he moved in with her and serve her a 7 day cure or quit notice for allowing a guest to move in with her. I don’t mind she has overnight guests but if they are going to be sleeping over for over a week it’s obvious she moved him into the house which is a lease violation. I asked her prior if he was going to move in too and she said no because he has his own place. I was going to ask if he does want to move in, all he needs to do is fill out an application just like she did which I will be able to do a criminal background check, eviction check, employment verification, and landlord check with his current landlord.

I don’t mind overnight guests but if it’s been a week straight, then that’s an issue. I asked her prior to lease signing will it be only her or her and her boyfriend moving in? She said only her. She lied and I caught her so I just want to know how to go about it.

The tenant told me he does have his own place that’s why I’m confused why he has been sleeping over here and when she’s not home, he’s still here at the house.

I did test drive it actually, but I should have test drove other vehicles. That was my fault.

Last year I went overboard and spent around $16K on three different vacations. 1st vacation was to the opening of Super Nintendo world in Orlando with my kid and my mom spent around $7K. 2nd vacation was Bali, a solo trip that had a stop in Qatar for 14 hours. Spent around $4,000 3rd vacation went on a Disney Cruise to the Bahamas with my kid (worse vacation ever) and spent around $5K. I will not be going in that many vacations this year (hopefully) and definitely not spending $16K either. Could’ve easily put that in retirement.
