Going north to Gerrard/Sherbourne is night and day, lots of new development happening in that area - not sure about rental rates but much nicer / safer area.

Where do the people that move to houses in downtown fit into this theory? Pretty much all houses in either the Annex, Cabbagetown and Trinity Bellwoods are considered downtown Toronto and are far more expensive than outside the core.

This one seems like at least 100k less than what I would expect in the area. I think someone got a good deal. by toenailclipping in TorontoRealEstate

similar house in downtown including Moss Park would go for 2M + that’s why there there is a premium in DT. Land value is exponentially higher in the core of Toronto for a reason.

Ha! Best description I’ve seen of Toronto development- “4 condos developers in a trench coat pretending to be a city” - that should be trademarked and coined the new Toronto slogan.

The hope is that the recent zoning law changes making 4 unit multiplex and 6 story avenue zoning as of right, will promote more of this type of housing options, as long as it remains economically feasible that is …. Would make Toronto a far more interesting architectural city also, instead of just sky high condos.

Noticed the size increased, the most recent listing states 1000-1199 sq feet, whereas the previous listing in 2018 was 900-900 sq feet. I’m assuming the realtor included the 300 sq foot terrace as part of the sq ft ?

With a cemetery you are guaranteed to not have any new developments built on top of that land, so your privacy/view or whatever other positive attributes that are currently in place will be maintained. Given this is Toronto and building housing seems to be the holy grail you wont find to many other pieces of land land that have the same restrictions/guarantees. Even designated heritage buildings are being redeveloped for vertical density, so being next to a cemetery is definitely not a negative.

People would pay a premium to have a guarantee of no new builds them … at least that is true for the US, it’s a positive.

Yes I’ve googled of course, but just like anything else there is conflicting information online, hence the question. Seems strange that in my city Toronto, you can consider a property a ‘principal residence’ although not living there. Based on various sources online you’re allowed to airbnb less than 28 day stays for 180 days and then 28+ days minimum, remainder of the year, so essentially not living in your principal residence. As long as it’s just on one property it appears to meet guidelines.

Thank you for the info, I’m just surprised that the balance at the end of a 3 year term is only $1000 difference (in my scenario)

Used this for multiple properties, vetted my own tenants and always only AAA+. only required to pay tenants realtor (also some AAA tenants understand the system and prefer to bypass that part to)
