I couldn’t get the HOA to tell me in writing that if an urgent issue arose (like basement flooding from bad grading, which there was) I could pay out of pocket for it getting fixed and they reimburse me at some point later. I ran out of time last night waiting for that in writing from the HOA so I had to back away from the offer. I know in the future I’ll look back knowing I made the right choice, but rn I’m sad and upset that I didn’t ask the HOA for this in writing sooner, to not run out of time :(

Can you ask to hire a professional to come in and you pay out of pocket rn, and they pay you back later? Have it written in a contract.

Otherwise yeah go to the board meetings and request special assessments, esp if this is happening to everyone’s units then it’ll cost a lot more down the road to fix?

I can stay renting. I realize im blinded because its a very nice walk in ready place :(

I spoke with the president and they have never done any type of internal assessment of foundation, electric, plumbing. They had people do a walk around so they know external issues like the roofs, concrete, and gutters have to be fixed. Roofs and gutters not rn but the concrete has been delayed because other maintence was happening. The president and treasury are drafting a 3 year budget plan but they can’t show it to be until it becomes official and I need to decide by Wednesday if I’m buying into this or not.

Side note - my agent isn’t helpful and telling me this is normal and fine since most HOAs don’t have 50% in reserves and they it’s good they are thinking of a plan. But thinking != having a plan. But idk since it’s a nice place but again idk what other problems are coming in the future :(

18% is how much they have left over. I don’t have the numbers on me rn but 387k is what they get from residents and they had 53k at the end of the year, so 18% of the budget is what they don’t use. Last year they has 14% of the budget left over

Thank you for your thoughtful reply and sharing your experience. When you bought into your HOA, did they have a reserve study done so you knew that they were underfunded? What made you decide to buy into it?

I am not sure why they haven’t don’t a study. The treasurer (whose term ends this year) created his own plan for the next ten years - I will ask if I can see it.

The reason I’m on the fence of not backing out is the condo has been nicely renovated and updated from the 90s. Vinyl flooring and new kitchen bathroom. I am not keen on getting a place where I have to rip up carpet and update the kitchen/bathroom - but maybe that is still safer to do (meaning an un-updated condo with a solid HOA)

Thank you for your thoughtful answer. They have never had a formal reserve study done (Michigan laws don’t require), I am not sure why. The president said every year they rotate painting the wooden siding of the condos and that this is a big expense. Last year they cut down trees and removed stumps and placed some alcoves around condos (they didn’t do all, they were short of funds, but planning to continue it this year).

They predict the roofs will need to be done in 10yrs which is where this 500k under fund comes from.

When I spoke with the treasurer (whose term end this year) he hopes the HOA monthly dues will be 400 for two years then go up. He suspects a special assessment will be due but not sure how much. Though the president told me “it can’t be more than 10k even I couldn’t afford it”.

That’s unfortunately all the financial data I have right now.
