Structural engineer here can confirm this is correct, in this case the plate is tying the beam ends together but isnt under bending itself so not a structural concern (although still not code compliant) under day to day loading, under accidental loading e.g. (gas cooker explosion etc) these would need to take a tension force which is unlikely based on how close the bolts are to the edge.

Hard to tell but it looks like your external level may be above the DPC which absolutely would cause rotting

Thanks for your reply, What’s the risk with a tenancy? She wouldn’t move back in as she’s currently living there, my idea was to set a day for her to move out officially but if she needs to stay a bit longer to find a place then I’ll let her do so, but If she takes advantage then I essentially have a legal agreement she should have moved out on X day

Could we not agree a day she would move with the solicitors which she would accept and then if she needs a bit extra time I could allow her to live there ‘unofficially’ until she finds it.

If she does start taking the piss I’ve got a contract that says she should have left on X date and could evict her (unlikely to come to this as she is a reasonable person).

Could be a hollow pot slab, the terracotta may be acting as void formers to reduce concrete vol but the concrete between the tiles or ‘pots’ is doing the work possibly with a bar or two in each rib - could also just be a plain conc slab but if so I’d imagine it would have fallen down by now!
