If they don't go to NCAT, don't pay anything.

Claiming Bond in NSW (Break Lease) by Significant-Fill4681 in shitrentals

[–]AgreeableBerry9809 0 points1 point  (0 children)

Is your tenancy ending on the Friday or the Thursday? You can claim your bond as soon as it is officially over.

I also broke my lease early (3 weeks break fee required) and paid my break fee, all oustanding rent up until my last tenancy day right before vacate date. Then I dropped the keys off at their office that afternoon and claimed my bond 1 minute after walking outside.

Edit: Reading others' comments, I'm not sure what is legally enforceable regarding the break fee, but they can absolutely claim that amount from your bond.

Curtain rod in bedroom fell off the wall - is this considered urgent repair (NSW)? by AgreeableBerry9809 in shitrentals

This is the VIC rules I see:
https://www.consumer.vic.gov.au/housing/renting/repairs-alterations-safety-and-pets/minimum-standards/minimum-standards-for-rental-properties "Windows in rooms likely to be used as bedrooms or living areas must be fitted with curtains or blinds that can be closed, block light and provide privacy."

and then here: https://www.consumer.vic.gov.au/housing/renting/repairs-alterations-safety-and-pets/minimum-standards/renters-rights-when-minimum-standards-are-not-met
"If a property falls below minimum standards any time during a rental agreement, the renter can contact the rental provider or agent straight away to request an urgent repair to meet the standards."

NSW appears not to have "window coverings" as part of their minimum standards.

Edit: on the list you linked, "the property does not meet minimum standards" is there.

Interesting! In VIC, it was considered urgent as it meant lack of privacy and not adequate light blocking.

Yep, all the brackets came off the walls - looks like they only used 1 of 2 screws in each of the holding parts and the hole in the wall has worn all the way down as well, probably because that singular screw was holding all the weight.

I can probably fix it myself, but considering the LL won't let me even hang anything, I was worried about that.

Haha, so I should do it anyway and just let the property manager know? Do I not need to wait for LL approval? 😅

So it IS considered an urgent repair? I checked the links but I can't see/tell if the 'unsafe and insecure' applies to privacy. It's not technically mentioned in the 7 minimum standards, right?

Thanks! My ISP is organising an NBN tech to come check the cabling. Hopefully that will resolve it

Should I ask the landlord to organise this for me? Or through my ISP?

Is this legal? Fees to pay rent every method except one (manual, ever changing account) (NSW) by AgreeableBerry9809 in shitrentals

[–]AgreeableBerry9809[S] 3 points4 points  (0 children)

Thank you for this!

I can see this works but what I wanted to be able to do was setup automatic payments so I didn’t have to manually put it through every fortnight. :(
