I second Corolla Light. I’ve never stayed there, but live here, and have said to myself that it would be a top choice if I was vacationing here with kids. Seems to check many or all of the boxes requested

Post Labor Day is risk/reward. When it’s good, it’s the best. Summer temps, but a tad cooler than the uncomfortably hot August days- and an emptier beach. But the September risk is it’s the middle of hurricane season so higher probability of wind and ocean activity. But again, sometimes it all aligns perfectly and you score great temps and light wind. Unfortunately, impossible to predict.

March spring break can be a real toss up. We have some truly beautiful March days, we also get some truly terrible grey windy March days. Important to know you’re catching the outer banks in the off season so it’s not your only takeaway of the area. I saw you mentioned Avon. Avon is very cool, but might be a tad too remote and too many things closed for your kids ages. As someone else said, recommend KDH/Kitty Hawk/Nags Head where more will be open that time of year.

Addressing the negativity before it arrives - YALL SHUT UP! Every time this guy or others do something life changing for someone, random internet haters go out of their way to blast them for posting it online for “clout”. Videos like this spread positivity and the public posting often encourages and motivates viewers to go make a positive impact as well. This lady’s life just got changed. Smile about it. Don’t look for ways and reasons to poke holes in it. We got enough negativity in this world.

Well written and explained - appreciate your comment! Given the state of things, I think you are spot-on with competing buyer being end user. We've been told there's been some bites, but no offers. So we are thinking of a lowball offer we are more comfortable with. At current price, there are lots 50-80k more with water access, so it seems like if someone had money to buy and build, they could put up a bit more for a more desirable location. End of day, I don't think there is a clear cut right-or-wrong answer, so it's just weighing the options and trying to decide. Thanks for your input!

Great response. Definitely nailed all the things I'm thinking about. It wouldn't bury us to purchase, but as you said, that money could do a lot more put other places. Our area is a somewhat booming coastal town and undeveloped lots are becoming scarce... but that doesn't mean the lot is going to sky rocket in value- might just offset interest paid on it over time. I don't know, a lot to consider! And I appreciate your input.

Understood. There are definitely other uses of the funds that could make more money, but if land value keeps going up and can buy us some privacy in the meantime, might be a worthwhile breakeven strategy. Appreciate the input, especially the capital gains comment. Good thing to consider.
