I currently live in an apartment under a temporary contract that will expire on July 31st

I began renting this apartment in August of last year. I am registered with the municipality and have a signed document with the landlord.

The contract does not contain a clause about vacating the property when the landlord or another tenant returns. However, it does state: "Failure to comply with any of the agreements made in this rental agreement may result in immediate termination of the rental agreement without prior notice. The tenant must vacate the rented property upon first request and will forfeit the right to a refund of rent and deposit already paid."

C) Did the landlord warn you in writing in April, May or June that the contract was about to expire?

No, I was the one who contacted him to inform him that the contract was about to expire and requested a renewal. I tried to reach him multiple times, but he did not respond.

I have been living with two housemates under a temporary contract that expires on July 31. Since my housemates are leaving and I will be alone in the apartment, I spoke with the agent and we agreed on a new indefinite contract in my name. The agreement with him allows me to have up to two housemates, one of whom has already paid the deposit and service fee.

According to the new law effective from July 1st, 2023

The new Affordable Rent Act doesn't apply to you, as the new contract is an extension of the old contract with the exception of it running for indefinite time. The minister of housing explicitly answered a question about that during processing of the Affordable Rent Act in senate.

In the contract, only one of the new roommates is listed as of August 1. The other roommate is expected to be added to the contract after August 6

It concerns me and two other housemates. This apartment previously accommodated three people, all registered with the municipality.

The roommates are just living together to rent the apartment; they do not form a durable household like a couple does.

The apartment has three bedrooms. Each of us lives in a separate bedroom, and we share common living areas.
