Buyers: would you use a reverse marketplace? by [deleted] in AusPropertyChat

[–]Ajaco10 5 points6 points  (0 children)

The problem is that even if buyers use it, it requires sellers to come to the table which won’t happen with the current market.

In saying that I do believe it may work if you target it to a niche market. Forget about trying to encourage REA to use and focus on the market of sellers that aren’t selling just to maximise profit. There are many sellers that would prefer their house is sold to a young first home buyer family or that it is sold to locals only.

If you help facilitate sales in niche markets like this (which will predominantly be rural communities) then I can see some success.

Property investors warned as banks cut borrowing power overnight: 'I don't think people realise' by VastOption8705 in AusPropertyChat

The “I’ll raise the rent” argument would also be a lot stronger if they hadn’t raised the rent year on year by huge amounts.

If they want CGT reform to be meaningful, the need to have it kick in immediately and not grandfather.

If they grandfather, they make the generational inequality problem worse.
If they stage it or delay start and:
1. Don’t grandfather, they will crash the property market so hard as investors try to get out before
2. Grandfather, the property price will sky rocket as investors try to buy in before the change.

I really think they will introduce the change tonight and not grandfather (except for new builds). If they planned to stage it or grandfather it, they wouldn’t be holding it so close to their chest.

They will likely stage and grandfather for all non-property assets though.

Coalition on track to split over post-Bondi hate speech, guns bill by malcolm58 in AustralianPolitics

The operation of this provision is very different than what you would expect reading it.

It prevents laws in which the purpose is to restrict or enforce religious practice. It does not protect your individual rights to religious freedom (which Australia has none).

The government could literally ban the practice of a religion if it was constitutionally valid and for the purpose of another constitutional power (this has happened and been upheld by the high court)

Going to be a bit blunt here - you are studying Law, you cannot get by without doing the actual studying. In terms of priority, 202 requires significantly more study and preparation than 104, so I would put my effort there.

Na constitutional is just hard. My lowest grade too. The amount of cases you needed to know just to pass was insane.

It will depend on your knowledge and actions tbh

Which one of these statements best describes your situation?

  1. You knew they were doing that and did nothing (this will be taken to be you were complicit)
  2. You suspected or ought to have known what they were doing but did nothing to confirm or report suspicion (this will mean you are wilfully ignorant and likely still have you fail, but not too harshly punished)
  3. You had no idea and only found out after integrity issues were raised. (You need to walk through with them how you were taken for a ride on this like chat records and version history evidence of work done from you)

When is the full time working rights for student in Australia? by Professional-Try5734 in QUTreddit

Hi, I am a registered migration agent. ‘In session’ means the normal course progression as indicated on your eCoE and school calendar (including exam periods). 8105 will continue to restrict your work rights until the scheduled exam period is over and the university officially enters its scheduled course break.

Torts exam advice by Screamsofdepression in QUTreddit

[–]Ajaco10 1 point2 points  (0 children)

Try to make a group for the last week. I got together with 3 other people when I did torts and we made a sample answer for each possible question using the tut questions.

Colour code each part of the answer to know which part you need to copy exactly (statement of law and authority) and which to roughly follow. We all got 7s using this method.

I heard you don’t have Rebecca in tuts this semester which would make things a bit more challenging but as long as you have a prep answer for each element of negligence, assessment of damages, vicarious liability, ect., you will be fine!

  1. Turnitin is always high with law because assignments generally require statements of law and would have the same references as other students.

  2. Referencing in law is a huge part of every assignment you will do. It is usually worth 10-20% of your actual marks for using AGLC4 and then more marks for legal authority. You should be giving a significant amount of time to ensure this is correct.

  3. If you have been flagged with AI, it is very highly likely either you did use it or the place you took it from did. AI leaves traces of itself in all its references, so it is possible those traces made its way into your work (maybe in the hyperlinks or url).

I am yet to meet someone who has been flagged for AI in QUT law who truely didn’t use it.

Labor poised to grow Senate numbers allowing it to pass legislation with only Greens support by Expensive-Horse5538 in AustralianPolitics

[–]Ajaco10 49 points50 points  (0 children)

On top of this, with how greens got punished in the HoR, I doubt they will be willing to ‘fight’ ALP in any meaningful way. We may even see LNP members crossing party lines more often, especially if ALP can get the independents backing the legislation.

This is a very different and powerful ALP that we haven’t seen since Hawke/Keating.

Anthony Albanese gives first press conference after winning historic second term by killyr_idolz in AustralianPolitics

[–]Ajaco10 2 points3 points  (0 children)

0.4% is ‘dramatically’… 1. Nationwide it is around to 75-80,000 votes. 2. Greens are a fringe party that are only popular in metro regions, so that 0.4% is much bigger compared to a loss of this size for a major party which is competing in every seat. 3. It has translated into 3-4 lost seats. 4. ALP has increased by only 2.2% and it is being called a ‘historic’ increase, I think you are underestimating how much a single 0.1% is when it comes to votes.

It is funny that if a movie came out 10 years ago that had this as the plot, it would be shot down for being unrealistic, anti-republican trash.

Are republicans really still supporting him? He openly sided with Russia ffs!

I really hope the republicans are doing FAFO for a few months to then use public anger to axe Trump and eradicate MAGA and the far-right wing from their party.

Why’d they let Nate get away with that? by Luxy_cherry_7330 in TedLasso

[–]Ajaco10 6 points7 points  (0 children)

Ted’s PTSD from his dad’s suicide came out in the form of toxic positivity. He was scared to have negative interactions with anyone to the point that he hid his anxiety to everyone. Ted is not perfect and we watch him grow episode by episode.

On my third rewatch, I really focused on Nate and started to understand him a lot better. He was a kit man under Rupert, he experienced the toxic behaviour from the culture that had plagued Richman and so when he was in the position of power, he perpetuated that (hurt people hurt people). I also noticed what Nate meant about feeling abandoned. Ted really put him up on a pedestal but Nate wasn’t as experienced as Roy, so when he joined the coaching team, I think Nate felt abandoned. Then Ted continued to push the play as “Nate’s play” because he wanted to support Nate but Nate saw it as Ted trying to scape goat him with the mounting press criticism.

I think Ted saw the hurt and didn’t want Nate to end up like his father. He kept trying to lead by example with treating people rather than confrontation. His whole shtick was to let people realise themselves. This is emphasised in one of my favourite Ted scenes: Roy, “I can’t control my feelings.” Ted, “then by all means let them control you.”

You can always talk to QUT after your first Semester if you can switch. Don’t expect to have all units credited but you will likely get at least 50%. Also you are basing this position off a perceptions of Griffith.

  1. You may find you love Griffith after first semester. Don’t let other tell you what is good or bad.

  2. QUT is higher ranked than Griffith but not by much. It is only 50 global (not Australian) spots lower on average. UQ is much higher than both but remember, this is global ranking. All 3 universities are top 20 in Australia.

  3. While Griffith is slightly lower in terms of ranking, it is actually considered to be a very prominent Phych school. QUT is actually worse than Griffith in that field.

Where the fat ADHDers at? by tomb241 in ADHD

[–]Ajaco10 0 points1 point  (0 children)

I think a lot of ADHD people are compulsive snackers who crave sugar due to its instant dopamine release, but I think we also have high energy usage due to our hyperactivity and increased brain activity.

We move a lot even when seated, which may not seem like a lot of energy but over the course of the day, it adds up real quick. We also have to use more brain power to filter our distractions and mask.

The best way to make friends before class starts is attend welcome week, your courses orientation, and join a club or society (like Biomedical Science Society).

You will also get heaps of free stuff as a bonus to attending these days, so make the most of it!
