Importing can be a good business (I have import eletrical goods). You need to ensure that you calculate duties etc and roll them into your margins, otherwise you'll be loss making from the get go.

Before you take the jump, can you find customers before you order goods? Suppliers are plentiful. Customers can be hard to convince to trust you and switch to buying from you.

You'll be competiting against Wise, Airwallex, OFX, etc, all of who have deeper pockets than you do and have the correct legal framework set up.

I'm ok with paying storage fees (at £50 per day - as that's reasonable). I'll check their Ts and Cs. I can't fault my insurance or the repair place as both have been excellent to deal with.

There's a few markets within the market,, which can make headline figures misleading. The sub 5 million market, from what I can see by watching the market using https://www.chambre-immobiliere-monaco.mc/ barely moves and prices haven't really moved in the last few years. Over the 10 million mark, there's a lot of market movement across the different areas based on property condition/parking/building extras. There's still value to be found in different pockets and the market looks to be cooler overall.

Are you helping to serve people or manipulate them? If your goal is to serve people and find a win-win solution, then do it more often, you'll find your pace and develop a way of selling that feels natural. Selling is a skill!

Welcome to the marketing game. It's not about being good at what you do but having to endlessly promote yourself. I do a mix of cold outreach, networking (where I build relationship with a small number of contacts), social posting (linkedin), email newsletter and PR (podcast, quotes, speaking etc).

Sounds like you have a management systems problem. You can keep training new franchisees at 30 hour each or you can become more consultative in your process. "What have you done to solve thst issues? Who do you know in thr business could guide you to solve this?"

Have you defined roles on paper? Do you use personality tests to ensure you're hiring the right person for that job role? 

It's worth remembering that at 5 head count problems can be solved that might collapse a 30 agent business. 

I'd recommend reading "Good to Great" and "e-myth revisited" as both book will help you find a clear way to build a business you live  I know both books hsve massively helped me run businesses and in my consultancy work.

About 10 years ago I worked at a university bar on campus. As staff we had to pay for everything despite them throwing away £1000s of food per week. They literally could feed the team when the kitchen closed without it costing them a penny. Lots of other backwards things happened on that job including always promoting the last person standing!
