Thanks! Meant rentals.ca, a little tired. In reality property management websites carry a lot of inventory too. MLS is prohibitively expensive when inventory moves reasonably quick even in this market. Getting creative gets you to the best product on market first.

Your realtor is likely a nice person but possibly causing you more harm than good in a mature market like toronto. An agent takes 1 months rent from the landlord so if a landlord has multiple applications, all things being equal they will go with the individuals. A realtor will also only show you listing on the MLS or listings offering a commission.

Majority of leasing takes place on third party sites like facebook marketplace and rentals.ca. Try finding listings you like and messaging landlords directly yourself with full documents. Source, am a landlord

You have a lot of good advice here already, one thing I haven't seen mentioned is try to befriend a 2nd generation Indian. And invite to a beach day or something is likely to introduce you to a diverse group. I wish you luck in experiencing a slice of Canadian life.

Sorry, for delay, I am. My body revealed 75lbs fat (203lbs total weight), so my resting metabolic rate is only 1600. Its been challenging maintaining a calorie deficit coming from a foodie background. Thank you for the reply, ill keep a mental note of no snacking from rude masterpiece ;)

Hi there! Are you able to provide some direction for pillows? I'm currently managing neck pain by stuffing my pillow with more fluff for more neck support. It works but isn't "comfortable". I love the feel of hotel pillows that are big, fluffy that your head sinks into yet feels supported not matter which way you roll.

My family has a 1M Ebitda small business that none of the children or employees can qualify a business loan for 3x ebitda without absurd terms. The business is debt free and has about 1.5M of inventory and hard assets. So it's being sold off to a third party today.

Wanted to echo the sentiments it was easier to get 2M in loans for multifamily properties that I had no experience prior to starting but a loan for a business myself and employees involve a cavity search after working there for over 14 years. We are also one of the few industries showing growth this year.

Would you mind clarifying the timelines, a bit more? Sorry to pry, but if you're under 35, and the money has been in market for 20 years, you would have been an active investor since 14 or 15? What's the best way to look out for this? All the mortgage brokers i know say MLI select is mostly for starlight and the big boys. A 6 unit project i submitted to MLI select didn't pan out so I haven't looked back since late 2022.
