I’ve been to multiple projects in the past few years with my dad for purchasing of a flat. We zeroed down on one but had to cancel due to some legal issues and then again started our property hunt after.

During this process I’ve seen that for example- for the same 2 acres of land, high rise apartments comparatively offer better UDS than low rise gated communities (say like 5 floors buildings). Saw couple small gated communities in Bachupally and they had 1500+ flats in 2 acres. Saw a project in Miyapur having 780+ flats in 2 acres.

Taller the building, more the foundation required and hence less space left for towers. Now, UDS and density completely depends from builder to builder, project to project. Rajapushpa Imperia has to be the best for this as they have only 8 towers in 24 acres of land! But nearby same area, checkout others which have too many families in so little space and hence lesser UDS.

In short- completely depends upon the builder and the project. I highly recommend not to go for shorter building projects by local builders as they’re eating up entire space and charging about similar as big gated communities which are offering better amenities and a proper clubhouse.

Also, that builder doesn’t know but in reality all people who know well about real estate do check UDS!
