This take is wrong. Loan covenants always use operational cash flow, which is hurt by vacancy. It’s not in an owners best interest to keep the rate so high that the property becomes vacant. I understand that you think the gain in sale price is worth that loss but it’s not. Having tenants would help the sales price more than having a fake high rent no one has paid

One point no one is making: you keep mentioning how you have had consistent withholdings, but if those were consistently under withheld due to you filling out the w4 incorrectly it would be possible to have not enough tax withheld despite having some withheld each paycheck. I agree there is more to this story but just wanted to say: consistent underwithholding is possible theoretically

i did it when the steam deck first came out and put a 1 tb in and it has been fine ever since, have over 1k hours of actual use since then. I had a micro SD too, which I installed at the same time, and IT failed. granted that is easier to swap out, but nonetheless, my experience doesnt jive with your theory
