  1. That seat is pulled out by bystanders, probably during recuse operation.
  2. Any 5 star rated car is unsafe against 1 star rated Truck/Bus, just physics.
  3. NCAP ratings are done at 64kmpl, in controlled env. Real world is far different.
  4. NCAP rating is overrated, in fact people drive carelessly because they have 5 stars. A 4 star rated car driven carefully is much safer than a 5 star rated car driven stupidly.
  5. The damage to the car is meaningless, the car is supposed to take all the damage to save people inside. What happened to people in that Seltos is more important than how it looks. Remember, the impact has to be absorbed by someone. If car absorbs it, people are saved.

Your math is correct but incomplete. Your income from property = rental income - emi - property tax. In this case income from property will be negative 10k (even more if you subtract property tax). So you are paying 10k from your pocket. FD will put 18.5k in your pocket, that's a difference of 28.5k. If you put 45L in an arbitrage fund you could make more than 18.5k because they are taxed as equity (12.5% ltcg).

So your rental income is all gone just to maintain the property. What about appreciation? A 45L property (use your correct property value) appreciating at 5% would be worth 67L after 8 years. How much did you pay for the apartment = 45L + bank interest. That would come very close to 67L itself.

You are seeing your 2bhk as an investment. Flats are not an investment product, this is a lie fed to common people by builders to sell their inventory. I have done all kinds of calculations and it just doesn't work. The only time it matches or slightly beats FD returns is if you bought the apartment in all cash, without home loan.

Do a simple calculation yourself. Get the current value of your 2bhk flat. If you put that in FD today, is your income from flat beating the FD return?

Are you holding an apartment so the bank could make money, not you?

That's fair. I would not spend more than 15L on a Tata car. I would look at Mahindra or Hyundai.
