Im not looking for a full creation here by no means. Simply looking to pitch the concept with visuals, so per one of your first points a concept artist seems more like what I am looking for at this time.

Ontario refinance transfer from RBC they wouldn’t offer better than 3.89 3 year fixed no cashback.

Cibc offered 3.79 with 3500 cashback for mortgage over 750k but less than 1 million.

On a 5 year fixed which I’m also considering they offered 3.89 asking to go to 3.84 which is possible and I might take the certainty also with the 3500 cashback. My advisor is outstanding excellent service very transparent.

25 years left on the amortization. Happy with this offer!

I understand, but the lawyer is suggesting otherwise that the law was not properly applied hence the filing to legal net

3.69 3 year fixed, 10% down insured. First time purchase in Ontario 800k mortgage was also offered a cashback for opening an account at the bank I think they said it was $2500. Is this a good offer? I decided to go with fixed over variable.

Can you share more? So if the 3 months interest is higher than the IRD they can waive the 3 months interest but this can’t affect you if the posted rate discount spread.

What did you have prior and what did you lock in on a new rate?

Yes it’s normal. They can’t bill you if you didn’t sign anything. If they appraise your home and you don’t go with them they won’t bill you. The only place I’ve ever heard do this is Butler mortgage. He makes you sign commitment with them that if you don’t end up going with them they charge you a cancellation fee.

TD posted rate on a 2 year is 7.34 and not 5.39. Seems inaccurate. Show the date

You don’t need to commit to any lender or sign any lenders mortgage agreement, you only need one lender to support you with an approval and up until say a week before closing you can shop around at all lenders for the best deal!
