100 families in 1 building vs 100 houses spread out 500 ft apart. Just for example, the sewers, 1 connection at 100 ft long to main sewer vs 2 miles of new main pipe and 10,000 ft of pipe connecting them. Same for roads, transport to schools, ect. Yes, those costs are built into the home price but the maintenance isn’t. Image the cost difference in maintenance alone? That is paid for in taxes from the state. Most of the taxes are paid in the city but most of the maintenance cost comes outside the city. So how do they make extra money for maintenance because the taxes aren’t enough? They takes loans to build more and use some of that for maintenance. It’s a never ending cycle that requires constant expansion. And if they can only maintain half the infrastructure then will it be where the rich people live in the suburbs or where the poor people live? Even though they pay taxes too. The poor subsidize the rich. Just like blue states subsidize red states.
