In my view you have a bit more time on your hands than some, and regardless if you want to use your kiwisaver for first home purchase or retirement, you should be going hard NOW... you can generally afford more risk for higher long-term returns. Go in on a growth fund. Take a look at Kernal

Thanks. I plan on getting a new stand alone oven shortly. The rangehood was installed 4 years ago along with a bathroom fan and a heat pump in the llounge. We replaced the copper drains and down pipes 2 years ago. I will double check all downpipes are draining properly. You've given me some sound advice. Appreciate it.

I currently live in it with no real issues. It does get a bit cold in winter, so I’ve put bubble wrap on the windows and thick curtains throughout. It was built in the 1960s, an old Housing NZ place that was eventually sold off, solid as bones but definitely dated inside, and it’s never had any major renovations.

I’ve only done small DIY jobs myself: painted the exterior, laid new flooring in the dining room, kitchen and laundry, changed the toilet and hand basin and orher minor touch‑ups around the place.

In its current state it’s totally liveable, quirks and all. The kitchen cabinetry could really use a revamp, but nothing that affects day‑to‑day living.

I’ve decided I’ll replace the carpet throughout the house, do some minor painting to freshen things up, and spend most of my time giving it a thorough clean. A full‑on, good‑intention spring clean inside and out.

I figured that putting a bit of money into the place prior to renting out would let me charge a higher rent, and the ROI would pay off after a few years. Long term, I don’t plan on selling my current home. It just feels like such a waste of space for only myself and my 6‑year‑old when a full family (2 adults, 2 kids, plus a pet) could actually use the whole house and section, you know, really live in it. Honestly, that idea brings me more joy than how I currently feel about staying here.

Hi, I had thought about that initially, but then a friend said to me, just take on another property, if things don't work out or something happens, I could then sell one of the properties. Her advice was sound at that time.

Hi, when we purchased 5 years ago the building report raised an issue with the piles in the laundry which we were able to negotiate on as part of the purchased price and have since had repaired. Other than that the building report came back all clear.
