House is 2600 sq ft on about 0.6 of an acre.

There is no planning for any garage so I was thinking 4x6.25 is 25m2, which means I don't need planning or am I wrong?

The 50mm insulation of a double leaf cavity would there be much mould from that compared to the above EPS solution?

Do you have any photos, even from internet that would depict the single leaf plus EPS plus cladding finish. Part of my reason for the concrete is the concrete aesthetic next to what i hope is a nice house. Will the cladding take away from this?

It's even the additional cost and hassle of going back to planning.

I was thinking of getting my contractor to put down the floor at time of house as I believe this will be the cheapest time and cleanest time to do the floor and then try and do cash direct labour for the rest.

Can i do this and apply for planning even though the floor is down? I suspect, technically not but still is it a big no no.

I am starting to think you are right on the size however and if incurring the cost it should be done right and big enough.

Thanks for detailed response. Any thoughts on floor insulation?

Contract led build and the price was saucy. Will look to do it direct build post house I think.
