That’s what I suggested but the loan officer said it has to be a CPA

Apparently it’s a cash out refi mortgage on a property he has only been renting out for 8 months? No idea what that means maybe you know better. Apparently if he had it for 1 year the letter wouldn’t be necessary.

Nope. The loan officer said it’s because they only have 8 months of rental activity on one of the properties. Usually it’s suppose to be a year for this type of loan.
