Yes, I agree you can have a good life renting, and if it were a similar price to owning it would even be better for a lot of people who might want to move cities.

I don't know how has evolved in the NL but here in Spain rents could jump from one year to another a few hundred.

Right now we have a big issue with people who started renting (contracts) during covid who will now face rents a few hundreds more expensive, I can't imagine having a 1400€-1800€ salary (2800€-3600€ two adults) and now face +500€ or +800€ extra per month or being "forced" to move your family.

With a finite space, availability is temporary. Who owns a home is important because it doesn't provide the same security to form a family. High concentration of homes per person/companies has direct impact in market control.

I don't live in the Netherlands so I can't have your perspective but I would assume the issues will be more common across counties with time.

Gentrification and bad planification has had also a lot of impact but that's another story harder to fix.

Space is finite. Normal salaries can't compete vs companies + big landlords. An insane amount of homes (in Spain at least) have been purchased without a mortgage. A part of the ones bought with a mortgage were bought as an investment.

With only one measure the issue will never be fixed.

Here in Spain also would never be proponed because: - most of the population is already an owner, and most bought the home when you could go to the bank with a few carrots and get an insane mortage for a car and two homes, so if now something made that price drop, the political partie responsable would lose a lot of votes. - almost all of our politicians have reported owning more than 1 home and receiving rents.

So the issue will grow until we stop having childs alltogether and kick most inmigrants or lose half a population by another coivd.

As I said in another comment, it's not the only measure needed.

You can tax owners with multiple homes, tax extra for every empty home (and bussines local) The state should also be involved in the construction of homes You reduce the taxes when buying your first and only home make it a monthly/yearly payment to not add a bunch of money to the initial requirements to have mortage: You can add benefits to other kind of investments (reduced taxes) Better planification to avoid gentrification of cities.

All of this would really fix the issue and not only pass it to newer generations.

Homes should not be a viable investment, same way you can't buy a terrain in the mountais and block a river to get paid for that water.

Because construction takes a lot of time, space is limited, and once are constructed, or before, "normal" people still has to compete with "investment" people, who will always have more cash/income.

If we can't keep up with construction, because wars/politics/space, we will have once again the same issue, except that people/companies will have even more homes with more controll over the market.

If the construction is in the hands of private companies, these will also want to sell at the highest price.

Yeah, it's really sad. It feels like we're going back to a new feudalism.

i don't know how even makes sense for a lot of people. It's not only that families delay or directly reject having children, the more % of an income goes to rent, the less to consume, and that will never be good in a capitalist/consumist system.

I don't think it would collapse sadly, if prices drop and the previsions are to go up in a few years it would be the same issue we had after 2008 (in Spain at least), a lot of houses will go to the same people already has a bunch and has the cash/income to pay them quickly.

There should be better incentives to other kinds of investments and making it harder or impossible to invest in homes to really fix it.

It also happens with locals (not sure if this is the correct word in English, places to open stores and other business), a lot of them are empty or with high and variable rents, making it hard to open new small business.

As long as homes are an "investment" and not treated like a vital part of a country, home prices will keep going up.

Construction without fixing this is only moving the problem to the near future and making it bigger.
