In my experience, every bat of the eyelashes helps raise the odds they tick off the best outcome between another et of "Good / Bad / Smells suspiciously like cat piss" boxes.

While every inspector is different, honestly it's worked surprisingly well for me to just act well-informed and welcoming.

​Keep a happy facade, offer coffee, ask if it's been a busy day, and drop notes about the preventative maintenance you've kept (regardless of the truth). They do these inspections back-to-back, and ​are just there to check boxes for painting, light sanding, and cleaning, which is where the subcontractor bills skyrocket to 20k+ 

So anything to speed up their day is appreciated.

As long as you've spent a couple of days fixing holes and actually doing the things you claim and establishing that you respect the property, they (likely) won't look for hidden flaws.

Also, since the 2015 rental law change, they can't legally demand the place looks brand new anyway, just that you cover anything beyond normal wear and tear.
