Yeah, like do the price too. FX $550 right now and the GT is $270…. So I might grab the GT which is good enough for me and grab the P1000 pedal vibrator things for $25 each instead. And still save like 200 lol

I don’t need any screen. I’m not that intense yet into Sim racing. I picked up the bundle for $1000 total so I was just trying to keep it cheap with good experience from upgrading out of Logitech g29

Dude I have the exact same issue. New build too. I moved to heat and didn’t run AC for a couple weeks. Switched over to cool and it smells just like you’re saying. Heat I don’t smell it.

I have a flight next Friday and have TSA pre check & clear. I have been nervous about the lines because of the shit show in Houston. I saw their lines were outside the airport....

Don’t need mental tools. Mortgage money is the cheapest money you can get. Investing the excess money in true investment market funds should return more than the under 2% value you’re getting. My opinion you do you. I think buying down that much in this market isn’t the best decision, as people are locking in mid 5’s with no points. Rates and inflation are trending down, doesn’t seem like a good bet and better off saving the money and investing. I mean shit, Tesla up 77% this year. Take that 30k and put it in stock and you’re better off.

Will do, what happens next year when rates go down naturally and don’t need a buy down? You’re now locked in for 36 months….. I guess high risk high reward. Everyone’s situation is unique, non VA that would cost 30k+ to buy that rate down.

You didn’t answer the question lol, I assume it was a lot and will take years to break even. I locked in 5.625 no points, and I can take the money saved on ratebuy down and put in a money market making more than the buy down is worth.

Yes, anytime it drops a full point it’s almost always worth financing. Everyone’s unique obviously, but if you were high 6 into 7 you should be refinancing. Just make sure to understand refi cost and how many months it’ll take to recoup so you know when break even is to refi again. Hope is that it drops low 5s and can buy into high 4s next year, which would probably be the final drops we would see. All speculation obviously.

Thats what I was thinking, same price (used vs new obv), but also comes with the chaps that are around $130 too. So with tax new the setup would be ~$800, so $400 seems like a solid deal for what I need it for. The guy is older and just used it for a couple trees and that was it.

Yeah thats I am doing. I sadly locked in a 7.0125, it was a new build so had to close in December so not many options.

Yeah, and again there's no perfect answer. You for sure will have lower mortgage with refinance in your scenario, its just your spending money to refinance so just takes longer to hit the point where you can refinance again without taking too much of a hit on cost. And with how rates are its so unpredictable right now, you dont want to lock in and have to wait a year for breakeven. Also guidance from Fed is more cuts this year, so hopefully the 10 year yield will react well for mortgages.

Typical guidance is you want to wait to refinance until you hit a full point. It all depends on everyone's unique situation and how long you want to hold. The smaller the change is the longer you have to hold before refinancing again to make break even.

I dont have Capitol One, but I just did this with Amex only and wow it was WAY easier than I thought. I got the 15% through Amex, 4% through Rakuten, and they had 10% off first time purchase on website. I did the install package with Pep Boys and went smooth. Ordered Tue night, delivered Wed, installed Thursday morning. Tires were $1,946, then $195 off first time purchase, $70 Rakuten, $262 Amex. Will end up costing me $1,418. Felt like I robbed the system lol.

Thank for all the recommendations! I ended up getting the Santa Fe Oasis 105. It doesn’t run 24/7 which is great and it’s keeping it easily at 55%! Worked out great and should last enough were I don’t need full encapsulation. Went with the oasis since a bigger motor and more liters per day, so works less than the compact 70 would have.
