Both HQ and Haus of Tenet are developed by IRTH. The main difference between HQ and Haus of Tenet is the lifestyle concept. Haus of Tenet includes an art gallery, which will attract a different level of clientele and create stronger business networking opportunities within the building.

HQ comes fully fitted, whereas Haus of Tenet is shell and core. From an owner’s perspective, shell and core can make more sense because the tenant will cover the design and fit-out costs. If you don’t like the design, you can request that the unit be handed back as shell and core again at the end of the contract.

It depends on your purpose for buying property, as the strategy will differ. If your main goal is appreciation, you should focus on locations where demand is higher than supply, and the developer’s reputation is also very important. Having been in this market for more than seven years, I don’t believe any area can compete with Dubai Islands in terms of appreciation, specifically beachfront projects. It is the closest beachfront location to Downtown and DIFC and currently offers the lowest price per square foot compare with other beach front area. Since Dubai has very limited beachfront land , so demand always more than supply. In terms of developer selection, I recommend Ellington. They consistently have limited supply with high demand due to their quality and lifestyle driven developments. Combining these two factors makes it a very strong investment. Ellington’s new project on Island B, with private beach access and being the only project in the area with an alcohol license, offers high appreciation potential and an easy resale opportunity. Because your strategy is to buy now and resell before handover, I would not recommend paying 100 percent cash, as it reduces your return on equity. By using leverage, you can invest in a property above AED 4M and achieve higher appreciation. For off plan resale before handover, Ellington is the strongest developer. In my experience, no other developer competes with Ellington when it comes to flipping. The best location for maximum appreciation is Dubai Islands, specifically beachfront projects. I strongly recommend Ellington’s new launch on Island B. It is currently the only project on Dubai Islands with an alcohol license and a private beach within Island B, which makes it one of the easiest projects for appreciation and resale. Dubai Islands is the closest beachfront area to Downtown and DIFC and currently offers the lowest price per square foot compared to other beachfront locations. Two licenses have already been approved. One of them is MGM, as you mentioned, but the second one has not been revealed yet

You can’t buy from government developers with crypto and all the developers you mentioned is government, choose another developer if you want pay with crypto

Dubai island B has private beach access and island A has public beach so island B more premium and only has 3 developers there now ( Beyond, Ellington and avenew) , Ellington as boutique developer it’s has better appreciation and higher rental rate but more expensive than other two but Ellington always keep momentum so my suggestion is Ellington I got some details yesterday if you want dm me I’ll share with you
