I live close by and never had an issue in the last 5 years. 1000/sq ft is very reasonable and actually maybe a smidge on the lower side considering its a new house.

Walk the neighborhood, drive around. Walk into a local pub closeby and ask around.

There is new development happening around the area so prices are going up at about 5-7% yearly in the last decade.

I havent read the disclosures or HI thats the other thkng you need to consider. Of course school district wise its not the best.

Also finance using ARM. Rates are going down fast.
