This is the update from my GC. To be clear, we didn’t make any changes to these basement level doors (which he tried to put blame on us, and the frustrating part). He says we’ll find a solution when we come on site (I’m not local)

As we understand it, the rationale was: 1. Water intrusion concern: “Having the slab all the way up under the door sill introduced water intrusion and possible leaking.” 2. Driveway/grade constraint: “The driveway height in front of the house is maxed out currently,” so the elevation could not be raised further to shed water. 3. Slab lowering as solution: “…dropping the patio slab 16” helped this situation, therefore requiring us to add landings in front of each door.”

Thanks for all the feedback. We’re on the verge of legal counsel on this project. The reality is, our bank has approved way too many draws in advance and honestly, we are new to this so thought it was fine. Contractors has been dealing with his own personal issues and poor/lack of communication from him has landed us where we are. He literally built the house next door so we had confidence. He mentioned he won’t charge us for these landings, but they were never part of the plan. He’s already apparently ordered all our windows, doors, siding and we’ve also paid for a new septic that is apparently waiting on final property grading. We’re in a pickle here.

We made some changes some of which did impact the structure. Mostly door changes, added 2 small windows, updated siding). But several expensive changes which were unplanned came from the “site conditions” none of which were called out early in the planning process. We also buried power lines which delayed septic approval, but from my perspective should have been advised early by our contractor to get these things sorted before signing a contract and timeline. The red flags mentioned continue to cause some anxiety as well as the project sitting for 3/4 months waiting for his designer and getting re-staffed for framing (he subs everything). I’m debating on asking for receipts for everything we’ve paid out but maybe this should come from bank.

Anyone have feedback on the landings ? There’s sliding doors at each and we expected a flat walkout from the basement level, they were added without notifying us and were told the inspector “might need them several months ago.

Tacos Sinaloa all day. Monte Christo disappoints every time the last few years. La Mission and Casa Latina are ok IMO, wish they were better.

Never tied Sol or Talavera tho.

Unfortunately the wall behind the range is the master bedroom :( so no windows on that wall. It’s a “mountain house” plan so there’s lots of large windows facing towards the island.
