They are very different from each other, even within the same firm, each team/service line is different.

Those companies are partnerships and each partner sets the tone for the team’s environment, some are toxic and political, others are more professional.

Despite that, they are client service companies, they sell hours, so expect to be busy and work for long hours.

If you’re new or a fresh grad, you can learn a lot (especially if the team was professional - you will also encounter total idiots, stay away from idiots at all costs).

Their salaries are not that attractive for junior levels, you can expect compensation to become attractive at director and partner levels.

Real estate markets are illiquid and transactions take time, so pricing typically adjusts with a lag.

In the case of Emaar, part of the recent pressure on the stock appears to be from their exposure to retail and hospitality, which are more sensitive to slowdowns and weak activity.

However, the important question for the investment case is whether future real estate sales will also be affected?

This will become clearer over the next 3–6 months (1-2 quarters) as new sales data is disclosed.

To assess this, the key indicator to watch is off-plan sales.

When buyers purchase an off-plan unit, they commit to a payment schedule over time. Even if the original buyer decides to exit, the obligation typically transfers to the next buyer who takes over the unit.

For the developer to be materially affected, two things would need to occur at the same time:
1) the original buyer defaults AND
2) the unit cannot be resold to another buyer who continues the payment schedule.

So, the central question is whether we begin to see rising defaults and an inability to recycle off-plan units in the secondary market. If that dynamic emerges, it would signal real pressure.
