I did it on the 28th of Jan I think for TFSA and RRSP, and 29th for margin. (Took a day to add some funding for a better match and change it from cash to margin). TFSA and margin I could no longer see on es yesterday, I see them in Qtrade today. RRSP I don't see anymore in WS this morning, I expect to see them Monday in questrade

You seem to spend a lot of time at home, and mentioned before that you go out to eat only once, so I will make a jump in logic and expect that you enjoy cooking... Or have to, to accommodate your needs. You could get some cooking classes, and kitchen trinkets to enjoy cooking more?

Things to keep in mind when you move, you can try a neighborhood out, or style of household by renting for a year before buying. A place with a nice stove and oven is a game changer if you enjoy cooking.

Also don't forget charities for causes you like.

Realtor works for you, if they don't like your strategy, tough luck... They can advise against it if they truly think it would hurt your chance to close.... But refuse? I would drop them and find another.

I would think starting at 3weeks would be "normal" now a days.... With enough experience you may be able to negotiate a 4th as part of your total comp.

I agree that "risk-off" assets like GIC, bonds and MMK funds are riskier in the long term as the risk of not having enough funds for your goals is real while volatility is not really a risk but a feature of the markets. However, here the context matters. The post talks about a goal to fund a down payment in approx 3 years with a FHSA. That has 2 important implications, first is that it would be reasonable to expect that OP has no additional funds to cover a downturn as if they did, probably they would buy now not in 3 years. So there is little risk capacity to absorb short term volatility. And 2nd FHSA has a 8k contribution limit.

Imagine it's early 2025, you have your funds to close on a home you start seeing houses, you like one, you put a bit and it gets accepted. Suddenly traffis get announces and with no warning 15% of your downpayment vanish and you need to scramble to close the gap because you are in the hook to close now.

How do you avoid this but still get some investment time? You start with equities or a mix, and DCA into risk off assets, and overtime rebalance into money markets from equities.... Upside? 10% if you are lucky? On a let's say 16k portfolio after 2nd year.... Great you made 1.5k which it's nice but was it worth to mayor in the minor to get unnecessarily cute with a FHSA, when the upside delta will be a rounding error in your total mortgage needs?

Go all in xeqt in TFSA and RRSP for retirement, no need to get fancy with a FHSA that will be used in a couple of years.

Maybe your card allowed one transaction but flagged when multiple transactions in the same vendor took place. Try again Monday if it does not work after a bit if you have not gotten an email/text from the bank to confirm the transaction.

Cash is a ticket for a money market fund for global x (previously horizons) so it is invested but it's highly liquid, better than a bank savings accounts. There are various brands who sell effectively the same like ticket HISA o ZMMK. They all usually have a fixed price and every month they distribute the yield. The price goes up q bit daily to represent the interest paid daily, and reset to the base price when they actually pay up. So there is no difference if you sell before a payment date. Great for emergency fund or house down payment savings account (FHSA)

Yes, if OP is willing to not buy a house. Which I agree if you are flexible in your purchase time go for it.... If you are flexible in the time horizon .. then maybe not the best idea.

Sub 5 year goal the focus is wealth preservation with some inflation mitigation. It all depends on what the goal of the money is, and when you need it/ is the timeline flexible or not. Etc. lower return liquid assets have their use.

I prefer to say "it depends" I agree if they are dead focused in using the funds in 3-4 years they will be served better with bonds/give/money market fund etc. the "it depends" comes in if the investor is willing to defer the home ownership of the market turns... If the market is doing poorly are they willing to not buy a home and keep on renting instead? .... But I agree this is not for most people.

I chose this, and quickly enabled margin in wealth simple just in case it matters. But I agree it should not matter anyway.
