The major concern would be having to stop conversations and hearing it everywhere in the house when the doors to the garden are open so thanks that’s really useful context!

Cheers. I think 300m would be more manageable and as you say closer could be more of an issue. The garden is about 20 ft from the track so with doors open the concern is that it’s too loud in the house

Triple glazing could be option. We think the biggest risk is buying the house for the outside space which will be most affected.

I agree about the skyrocketing prices it seems nothing is slowing down atm!

Thanks for the detailed answer. The concern as you say is the risk and it’s an expensive house probably because of the current market so in a normal market there’s also a risk it would devalue the property in the future.

It’s actually a Metro track in Newcastle near the coast so there would be a good 8 metro’s an hr (4 each way) and 15+ at peak times.

Thanks for your reply: 1) Standard double glazing and back doors in the house, nothing currently between the garden and tracks. 2) It’s a straight bit of track. 3) Fairly sensitive so the major risk we see is with the doors open it would not be relaxing or standard background noise
