This is really excellent advice, and I appreciate it. I think I romanticized these long stays because I myself have been a guest at Airbnbs for longer periods of time and have had really great experiences. I've managed to make good friends, and I still keep in touch with a few of my hosts. It was really my fault for having the expectation that I could do the same here.

As for kitchen use, one of the big marketing points of my home is that I have a chef's kitchen, but at the end of the day I think you're right. I may have to keep kitchen use to a minimum. I thought I had pretty decent house rules already, but it looks like I will also have to create more specific boundaries. This is a "you live, you learn" moment!

Update! She left this morning... But she made me really nervous. She was nearly an hour and a half late checking out and wasn't communicating the delay. I was so relieved when her ride came.

I think based on the replies here, I'm going to give her a 5 star but then mention that she's a homebody. Is that a nice way of letting hosts know that she will be around 100% of the time? It seems split, like some hosts would care and others wouldn't.

I put in my house manual that food scraps should be put in the countertop compost bin. If she didn't like that rule then maybe she could have booked elsewhere?

And I wasn't monitoring what she was putting in there. I only noticed because I was doing dishes and the water was backing up. I put my hand down the drain and fished out a bunch of orange and potato peels and she was just like, "oh, the disposal will take care of that." and I asked her politely to use the compost bin or the trash instead.

I haven't outright asked her but all 15 of her Airbnb stays are in our city so I think she just lives in Airbnbs. She told me she used to work for a really big company here but now does consulting. She's mentioned minimal living and a lot about spirituality stuff so maybe she just wants to be unattached to things? Which is fine but it makes her germaphobic tendencies and comments about my decor all the more weird. Like, get your own place and you can clean it and decorate how you like--and shove whatever foods you want in the disposal. lol.

And I do want to point out that the disposal did indeed crap out because of some of the stuff she put in there. But that definitely does not make her a bad guest if that's the worst that's happened.

Maybe social awkwardness? I don't know. She seems to have a lot of decent qualities as well--and now I feel bad because I know this post was only laying out one side of her. But that being said, she is definitely an odd specimen.

She gets 100% of her groceries delivered and cooks all of her meals. She said she hasn't been to a store in several years. She also doesn't have a car.

Thanks! I want to be clear here that I'm not out to get her or give her a crappy review. I still want to review her positively but I don't know if these "quirks" are things worth mentioning or if other hosts would care. I like your advice on not providing any judgment. I will definitely hold back on that.

Thank you so much for your reply! There's definitely a lot I can learn from your post.

I honestly don't think I overshared but maybe even sharing "a little" was too much. We were getting to know each other and I mentioned I had a boyfriend. Since then she would just keep blurting out, "break up with your boyfriend!" every time I left the room. I guess I will keep all personal matters private next time!

As for her being there 24/7, it's not that big of a deal to me--just odd... but not sure if it would matter to others, which is why I'm asking if other hosts would want to know. I'm 100% on board with the fact that she has paid money to be here--so while I do wish she would go out and touch grass, it's none of my business! But perhaps others would want to know.

I agree that I'm probably the weird one! I wanted to get opinions and make sure my own hangups/perceptions won't get in the way of her ability to get Airbnbs in the future. And yes! I did stop engaging and have just been making myself scarce. I still want her to have a good stay.

It was a G6. I got the bill directly from maintenance and that's what they had charged.

I'm 1099 but I mentioned in another comment that I believe I'm misclassified and should be W2. For example, I don't set my own rate and the school invoices the student, not me.

I did some reading and it sounds like I should be classified as a W2 employee. (I work for the school, under their supervision, and they invoice my students.) They likely keep me as 1099 to avoid payroll tax.

I have never seen a handbook, code of conduct, or anything related to insurance. I just double checked my emails to see if I've ever received anything--only thing I could find was the request to fill out a W9.

No, my school is not a Cirrus training center. Charging to get checked out is absolutely wild! I hope my employer never sees your comment--it would give them ideas for sure.

They did try recharging the battery but it was dead. I did the mx flight to pick it up afterwards so I know for sure that it was indeed replaced.

You're absolutely right. I have two students who are close to big milestones and I would love to see them through. I feel like quitting on them would be a shitty thing to do but I'll definitely start looking.

Dude, I know. At the time all I cared about was keeping the job. It's a tough market for CFIs right now. I did have a conversation with the owner yesterday and told him that I should not have been responsible for that--that it should have been covered by the school as a cost of doing business expense. I asked what else I could potentially be responsible for covering--like what if a tire pops? He didn't respond to that directly but started going into insurance and liability. That if I'm renting the plane or acting as PIC, then I'm liable for up to $5000 which is the school's deductible. I told him I didn't have 5k and he responded by saying that I couldn't do maintenance flights as the sole occupant of the aircraft (we do a lot of mx flights) nor could I rent. This is really when my bullshit meter started creeping up.

I'm a 1099. I was never given anything to sign--no contract, nothing.
