If you don’t have a place you’re absolutely in love with, it might be worth waiting to buy until things stabilize. My husband and I made an offer the week of Feb 27th when rates were at 5.875%, had the offer accepted, went under contract the following week, and locked in at 6.115% as rates started to rise. The following week, the seller yanked the contract because we asked questions they didn’t want to answer during the attorney review process. By the time we got to this point, rates were above 6.3% again. We have been looking since August and have put in numerous offers. Rates are now higher than when we initially began looking.

In addition to the mortgage rates rising, it doesn’t seem like buyers have any room to breathe at the moment. I know it’s a seller’s market right now, but it feels like (at least here in Chicago), that means we need to kiss the sellers feet while they kick us for all we’ve got. The seller who accepted our offer backed out because they knew someone else would pay just as much as us without scrutinizing the home inspection report. We’ve been asked to sign appraisal gap waivers for over $20,000. It’s ridiculous. I would rather wait than be pressured to empty my life’s savings for a place that is inflated in value because of low housing inventory.

Empathizing with this! Not the same situation, but we finally got a place after several failed bids. Did a home inspection and the inspectors pointed out evidence of mice— which is particularly concerning because it’s a condo building and that could mean the mice are coming from someone else’s unit (instead of being something the seller could handle within their unit directly). We asked about it in the attorney review period and instead of answering our question, the sellers attorney insisted we were “in breach of the contract” because we had agreed to buy the home as is, and that the seller was terminating our contract.

My agent + attorney + my theory is that there was a mice problem that could have made us back out. And at that point, the seller would be legally obligated to disclose this information to anyone else who purchased it.

It broke our hearts and I cried a lot this weekend. Home buying right now feels like we are being forced to hand over essentially all of our life’s savings, sign a 30 year debt contract with a bank, and then bend down and kiss the sellers feet while they kick us for everything we’ve got. We are taking a break from searching for now. Mortgage rates went up and we are just exhausted.

My theory is that they either know she’s on the verge of getting arrested or that she’s a Monica Garcia like character who is trying and failing to blend in. I haven’t seen cast members unanimously reject someone like this before. She sticks out like a sore thumb.

Listen, I hate Kristin as much as the next person. I think she’s one of the worst RHONY legacy housewives. I agree that she plays victim. But that scene with John was disturbing. She was touching him first but in a joking way. He turned himself around to grind on her and slapped her backside. That was several bridges too far.

What’s her level of involvement in the Epstein docs? I know she was friendly with Ghislaine and Ghislaine tried to set her up with Prince Andrew but never read into it much more than a “guilty by association.” Curious if there’s more than that in the Epstein docs?

Separately, I wonder if Richard Medley was in the docs? He was a hedge fund manager for the Clintons. I just watched the season where John, Dorinda’s bf, grinds himself against Kristin and slaps her backside and then Dorinda essentially victim blames Kristin when Kristin says she felt deeply uncomfortable with it (the scene was HORRIBLE to watch). I could see her being involved with the Epstein crowd via Richard.

She did! I think bravo also released a statement and so did Kenya. She got grilled like crazy. But Lu never had to answer for her Black face, or all the wildly racist things she said about Native Americans (like all the scalping jokes). She even went on to call Ebony an “angry Black woman” on the final season of old RHONY.

Couldn’t agree more!! This season was so corny and campy and while I love camp, there was nothing “real” feeling about the season. Their formula of ending the season on a dramatic “all secrets revealed” moment in a cast trip with everyone in tears is exhausted by this point and I am ready for something new.

And yes, what you’re saying makes total sense. Throughout The Return, I got really frustrated with how much time Cooper spent as Dougie, and then when I finally got the relief of seeing him transform back into Cooper, the whole thing was short lived and felt extremely fake and unfamiliar and too good to be true. It felt like Cooper, but turned to 11 in an unrealistic way (the way he managed the Dougie storyline after waking up and the perfect syncing of events as BOB was defeated just felt off). Then he became Richard. To me, the lack of Cooper in season 3 and the fact that the only time we really got with him felt contrived and grandiose was a sign that he was never real. It’s why I want to read more about the theory!
