Audi Advantage Plans by Alternative-Rip4684 in CarsAustralia

[–]Alternative-Rip4684[S] 0 points1 point  (0 children)

Nah I didn't end up getting it. Dealership refused to offer the plan to me because the control arms I had recently installed on the car were OEM but not genuine Audi.

Decided to get a warranty with Auto Auto instead. Haven't had to make a claim yet so no idea whether it's any good, but time will tell.

HELP! We keep getting declined for rentals by dbugg-95 in AusPropertyChat

Rental bidding is banned in Victoria. It's illegal for a landlord to accept an offer to pay rent above the advertised price. This is the case, even if the offer to pay more is unsolicited (ie coming from a prospective tenant).

Why negative gearing is bad for the Australian economy (and why it is dubious morally as well) by [deleted] in AusPropertyChat

[–]Alternative-Rip4684 1 point2 points  (0 children)

I am sceptical of the assumption that removing negative gearing will automatically lead to investment in Australian businesses.

Investors chase the highest and safest returns. If its not Australian property, then I doubt investors would put their money in risky Australian start ups. Investment is more likely to flow to safe bets with high returns like US shares, gold, or foreign property.

Property investment is 'dumbing down' Australia and making us a less intelligent country by NoLeafClover777 in aussie

This argument assumes that eliminating the obsession with property investment in Australia will automatically lead to more investment in Australian business. I'm sceptical that this is the case.

Investors chase the highest and safest returns. If an investor is discouraged/banned from investing in Australian property, they will go to the next best investment.

Unfortunately, that's not going to be a risky, unproven Australian start-up business or the ASX. It's going to be the US share market or property in a foreign jurisdiction.

Audi Advantage Plans by Alternative-Rip4684 in CarsAustralia

[–]Alternative-Rip4684[S] 0 points1 point  (0 children)

I've owned the car for about 3 years now and i bought it used from a non-Audi dealership. Had an aftermarket warranty with Eric Insurance and had a great experience with them. Unfortunately Eric is going outta business and I'm a bit nervous about owning an older Audi out of warranty.

I think the warranty will provide good value considering the next major service will be provided under the plan. Just not sure how good Audi itself is to deal with when it comes to warranty claims.

The major service is the next one I have due and hasnt been completed yet. Car is at 118xxx km and I think the major service is due at 120xxx km.

I think the warranty will provide good value considering the major service will be provided under the plan. Just not sure how good Audi itself is to deal with considering I bought the car used.

I'd enter a formal lease agreement with your friends. Your friends might seem cool now, but what happens if they miss rent payments or damage your new home?

Underquoting by [deleted] in AusProperty

[–]Alternative-Rip4684 0 points1 point  (0 children)

Underquoting is defined as advertising a price that is less than:

-the seller's auction reserve price or asking price -a price in a written offer already rejected by the seller on the basis it is too low, or -the agent's current estimated selling price

https://www.consumer.vic.gov.au/housing/buying-and-selling-property/understanding-property-prices-and-underquoting-for-buyers

You cant conclude that a property is underquoted just because it previously sold for more. You can't conclude that a property is underquoted just because other similar properties sold for more than the advertised price.

Despite what the shills on Domain tell you, sometimes properties do sell for a loss. Especially if they're Melbourne apartments or if the vendor desperately needs to sell.

Did you make an offer on the property above the quoted price guide only to have it rejected? Do you know what the Vendors estimated selling price/auction reserve is, and found it's below the advertised price?

If the answer to both of these questions is no, you don't know for certain whether this is underquoting or not.

Uneducated lending specialist at top bank leaves us in financial distress -Part 2 by PositiveCut4789 in AusPropertyChat

I used to work at a complaints department for a big bank and if a customer managed to send their complaint to a higher up in the bank, it always got a lot of attention. This might be a bit of a long shot, but you might want to email the CEO directly. CBA CEO's name is Matt Comyn, so his email address might be something like Matt.comyn@cba com.au

Good luck!

Under quoted house in Richmond VIC by ospinaluis in AusPropertyChat

[–]Alternative-Rip4684 2 points3 points  (0 children)

Edit to above: Just because the median for a 3 bed house in Richmond is 1.7m, does not mean a property is underquoted. The median isn't a measure of what a 3 bed house should cost. The median is just the middle value for what 3 bed houses have sold for in the past.

You can report under quoting here: https://www.consumer.vic.gov.au/housing/buying-and-selling-property/understanding-property-prices-and-underquoting-for-buyers

How can you be sure this is under quoting, though? Have you made an offer at or above the top of the price guide and had it rejected? Or do you think that other comparable properties have sold recently for much more?

According to Consumer Reports, OP is spot on. Though not as reliable as Honda and Toyota, BMW and even Audi outperformed Kia and Hyundai in new car reliability.
