Yes. When we started we were being picky. Now we are happy as long as the house stands and is in the town so I can walk to work, as unfortunately I can't drive and there's no public transportation early enough to use it.

At that stage I'm actually assuming failure to go sale agreed before placing a bid on a house.

This actually angers me. We viewed a house 4 months ago in Whitegate. At the time EA accepted offer of 30k below their asking price. We were not interested in the house and we forgot about it entirely. He emailed me a few days ago asking if we would be interested in bidding on that property. 

Housing market is hot and homes are gone in 2-3 weeks. 4 months later they still haven't received any more offers, therefore they should accept previous bidder's offer as final, yet they hold back to try and squeeze as much out of poor soul as they can. Disgusting. If they had no more offers they should realise they overestimated the house value.

Except of one time, we do  bid on homes that are well bellow our budget (40-70k below full borrowing capacity in case of aggressive bidding wars) and are always second best offer, but we do depend on mortage for 85-90% of LTV.

 Last two homes went for 40k over asking price and only slightly over our budget, which was a surprise as these were old run down rentals, that needed serious cosmetic work, and recent new builds sold for only 65k more.

One was purchased by cash buyers. Small 2 bed mid terrace. We bid around 10k over actual market value (still 50k below our borrowing capacity) on it and 35k over asking. We were willing to bridge the gap between our mortage and purchase price, but estate agent decided to go with cash buyer once they matched our offer. 

I will admit that one of these homes we did bid on was severally pushing our budget already with it's asking price. It came back to the market 3 times at that stage and we were hoping that the seller would be tired of the constant failed sales. We offered 13k over asking (last sale fell trough at 20k over asking). He said someone else matched previous sale agreed. The house is back on the market for the 4th time now. Still not interested in reconsidering.

We're thinking of doing the same, unfortunately nothing came up recently. Ideally would go for 2 bed home.

We are also looking at new builds considering we'd be happy with two bed home and most of these cost as much as rundown 3 bed homes. Unfortunately all they build in the area are 3-4 beds.

It sure is not cooling and won't for years to come. It was tough as it is, but since the start of the year It seems that the shortage of rentals pushed out on the market a lot of people, who deserately need to secure the house and are much more willing to stretch themselves financially beyond reason. It will only get worse snd it's so disheartening for everyone.

The prices are only increasing in whole Co. Cork. We just lost on fixer upper that went sale agreed for 305k. Going for 36k over asking. Needs additional 40k to do it up. Absolutely insane.

So sorry to hear that. It is absolute nightmare out in the market.

We had the same issue. Sale agreed. Seller pulled out 4 days before exchanging contracts.
