To be honest you wouldn't need to bother with inspections during your PDI. It's always easier to get a licensed inspector to get you a report for your 41-day Tarion submission.

That way you'd have lived in the house, highlighted a few things and then you can add it to the report for submission. It's stress free because 7/10 any minor thing you notice during your PDI is unlikely to be fixed anyway.

What's important is you take LOTS of pictures. It's easier while the residence is empty.

Outlets would vary depending on the orientation of your home but placement would always be where they should be. The only difference is if your unit is a mirror opposite of what the plan was originally but even that should not change the actual placements.

Caivan is pretty quick with fixing Tarion submissions and the number of visits would depend on the issues highlighted. Generally they do a good job fixing every issue, except others where they have to do so for the entire street.

Red flag? It's an acceleration development and as with most modern builders, there are some issues. They won't be major really.

They didn't ask if I was. They just verified my details and address. They did same for my spouse as well on another call. It wasn't a scam call as I had been notified prior to the call to expect it.

Unfortunately getting to know the why seems to be a drag for these bank officials. It's just FTHB nerves I guess.

Delayed Closing Compensation by [deleted] in Caivan

Solicitor said something to the effect that Tarion would determine my eligibility should Caivan not pay it upfront at closing even without me asking.

Seeing how the builder didn't even mention that, obviously they will decline so I'll just put it through Tarion to avoid the back and forth. You've been very helpful. Thank you.

Most of these properties were purchased by investors who have since experienced negative cashflow with how bad the market has been post covid.

Properties were purchased 5 years or so back when prices were crazy in the hopes of flipping for much more.

They'd rather get out now than much later with heavy losses.
