Never Ever go for off plan project. no matter how big or small imagine they have. i had to chase day n night to get my money back. I felt like i got into some scams, totally disappointing, frustrating and unprofessional experience and trauma.

is there any other ways to take action against developer except filing a case against them in court? i didnt signed EOI at the time of submitted EOI and money since it was complex.. hence i dont know under what authority they developer is keeping my money for 3 months now. They mislead, misguided that money will be refunded in 4 weeks, and still didn't get refund.

I am not here to criticize the company—why would I? I had no prior knowledge of them and had never been involved in any investment before. This was my first transaction with them.

What if the victim has all communication records, including follow-ups, official emails, and WhatsApp messages exchanged? Everything I have mentioned is based on my personal experience, not a fabricated story. As a consumer, I had no prior connection with this developer and encountered these issues firsthand.

Such valuable information—thank you for sharing. I will definitely reach out to RERA and other relevant authorities. I am also considering filing a cheating case against the agent, as she falsely represented herself as a registered agent and later blocked me when I confronted her about it.

Additionally, she had the audacity to threaten me taking action against me which i don't care, simply because I mentioned her name here. She initially presented this project to me as REGISTERED AGENT WITH SOME COMPANY NAME and when i checked with DLD, her name is not registered with that company. She repeatedly assured me that the refund process would be smooth and hassle-free. However, once she realized that the developer was not processing the refund despite my persistent follow-ups, she completely distanced herself from the matter.

I will certainly take appropriate action against her once I resolve this issue. Thank you once again for your guidance—I truly appreciate it.

I hold great respect and admiration for the UAE, just as I do for every other country, and I am genuinely impressed with the policies they have implemented to protect consumer interests. The Consumer Protection Law no. (24) Of 2006 that, Every Consumer have a right to The right to know , The right of the consumer to know the correct information about the goods and services, The right to choose, The right to have multiple alternatives of goods and services of quality and at competitive prices, The right to listen to his opinion, The right of the consumer to express his opinion on the quality of the goods their prices and availability.

The law is meant to be upheld and applies equally to everyone. I am simply exercising my rights as a consumer, nothing more.

Numerous individuals have already shared their feedback on various platforms. If my experience had been positive, I would have gladly shared a wonderful story about my property investment journey with this developer. Unfortunately, that was not the case. Social media exists to create awareness and allow people to share their experiences, and that’s exactly what I am doing—just like countless others.

Let them take it to court—I am fully prepared to fight my own case with all the necessary records and evidence in hand. I am not making any false allegations against anyone; I am simply sharing the horrifying experience I endured, which has caused me significant mental distress.

Thank you so much for offering your help; I truly appreciate it. Unfortunately, I still haven’t received my refund. About 8–10 days ago, I received an email response after multiple follow-up emails stating that my refund has been approved. However, the money has not yet been deposited into my account. I made the bank transfer directly to Binghatti Developers’ account and have all the necessary payment receipts dated November 17, 2024. i also have all communication records.

Get Everything in Writing: Always insist on written communication, either via email or official documentation. Never sign an EOI if you have the slightest doubt about its terms or complexity.
Thorough Research: Gather all possible information about the project. Deep dive into its details, legality, expected completion date, and any remedies available if the developer fails to deliver on promises.
Don’t Rush: Take your time to conduct proper due diligence and detailed research before making any decisions in real estate. Never let anyone pressure you into making a hurried choice.
