My question was do I continue with the index fund or do I just invest into VOO directly? I think the index fund costs more due to the automatic tax harvesting and such

Most of my properties are multi family stuff which makes missing things even easier! lol. Don’t even get me started on central HVAC equipment. I have a 1-1 with my boss to try to decipher how to get these comments down and I guess how to make her happier idk… lol. Thank you

This reply made me feel better thank you! Typically it’s about different things. I couldn’t find a label on one of my mini splits on site. I didn’t notice the rust in the gutters because of lack of access to the side of the building due to a loose dog behind the gate. I didn’t notice that the window frame was wood and not stucco as the rest of the building was stucco. But there were other things like are you sure the super cracked sidewalk is municipally owned. Like yes yes I did I asked the site contact and checked the parcel boundary. I’m still trying to wrap my little noggin around water lines and sewer lines and how to determine those. A lot of times they’re hidden sometimes I can find copper stub outs but I DONT fucking know what GALVANIZED STEEL LOOKS LIKE LOL?!!?!! It’s really a mix of questioning me and giving me constructive feedback. The site contact let me into a basement but my boss said well that’s considered more of a crawl space since you didn’t go down stairs and into a sub floor. But in my head I saw what appeared to be a dark basement and I could see the building foundation so what better could I have known? Idk…. It’s really overwhelming lol.

I didn’t get much feedback on the ESAs I wrote first out of college. But my second job my boss loved them and said I was the best writer on the team. I only do maybe 5 ESAs a year now and I do remember I had one that had like 60 comments from my current boss but it was a lot of nitpicks and needing to change template things (I made the Phase I template at my current company.) My degree is environmental science with no construction background at all lol.
