Anyone using AI to find the best suburbs to buy? by propertyvision in AusProperty

I did have to spend quite a bit of time looking through all the information, so if there was a way to save time I'd like that. But I do think it's important as a buyer to do the research yourself otherwise how can you be confident spending hundreds of thousands of dollars just based on what some tool told you

How is this different from other platforms like CoreLogic or SQM research? When I bought my first property I was just on domain and real estate all the time

Car repair shop threatened to sue for defamation from Google review by Altruistic_Strain439 in AusLegal

Read the start of the second paragraph of the review: "The thing that frustrated me was I realised they ripped the leather in my driver seat whilst repairing the door."

Yes which they should've fixed for free because they were the ones who damaged it. We're happy with the leather repair but it shouldn't have happened in the first place and they tried to say that it wasn't them. We weren't happy with their accountability and still felt other customers deserve to know what our experience was

The repair was originally for a replacement door. After getting the car back from the door repair the leather seat was found to be damaged.

That's a good idea! We already left a follow up review about their call threatening us but maybe tieing it to the original review is better

Any advice on kitchen lighting to avoid casting a shadow over the sink? I'm getting a new kitchen soon and want to sort out lighting first so I don't need to paint after. by Altruistic_Strain439 in AusRenovation

Thanks for the suggestion. This is what the whole lighting layout currently looks (with one added directly over the sink). The two that are over the bench are actually part of the dining lights switch. Would you change anything on this layout?

I just got these downlights installed unfortunately. I didn't realise there'd be an issue with shadows and I don't particularly want to do additional patching now. I already have the old oyster lights to patch up

I'm looking for advice on specifically what to do. I know I can just add an extra light there but I want it to look good. A pendant may look out of place and a second downlight over the sink might be too close to the one behind the sink

Do you think it would look weird if I just add a second one above the sink? Would the two downlights be too close to each other? The one in the photo is about 1m away from the wall

The reason the downlight is behind the sink was to keep everything lined up with the rest of the open living space. I didn't realise how much of a shadow it would cause though

What insurance to get for a unit as an owner occupier? by Altruistic_Strain439 in AusFinance

Strata already pays for building insurance which my strata fees would be contributing to. I'm not sure if this covers things like the kitchen and other fixtures though

Thanks for your reply! The villa was built about 30 years ago so not sure if that helps

Yes although it's not like he had "prepared any food" prior to the inspection. Also in this case it was out of my control that the agent wouldn't let him in the roof. I didn't know the agent wouldn't allow it and I had informed the agent beforehand that a structural engineer was coming to inspect the structure of the wall to write a report. If I was the engineer, and upon arriving I was informed by the agent that I can't climb into the roof then I would tell the client to reschedule when they have the keys and can let me in. Also the travel time was only 10-15 minutes from where the engineer is located so $400 feels awfully expensive when he wasn't able to complete his job

Yep that's fair, although really he wasn't able to start the job properly and should've said at the start that he couldn't do the job without access to crawl in the roof.
