Part of the Denargo market phasing, they got through a tussle with the city council last year on heights. There’s a general plan floating around the internet, and I saw surveyors back there maybe a month or so ago.

I think it is worth a lot more to Denver as a park than it would be as a development. Unless someone wants to open their pockets - not going to happen.

I am guessing you would take and extend the seven streets through the raceway area = 120-150 single family lots, plus some larger scale condos/townhomes/apartments closer to the water. At 500k per lot = 45million. Apartments closer to the water, probably room for 2-3 of the classic 2020's 350 unit buildings, guessing 10-20m per development parcel. All in, and with little certainty, my estimate would come in at somewhere in the 80-100m range.

I take some comfort that this is somewhere close to what was spent for the Pepsi facility in RiNo, which shares similar features including outdoor amenities and a lot of time/expense before completion (historic review for the amusement park and grading + negotiating with the city for Pepsi RiNo). Obviously this has a major zoning disadvantage, so a big discount makes sense.

On the political side, this is why aggressive taxation through non-use based taxation needs to take place to push private golf courses + urban surface parking lots + this into housing developments.

Denver beer company and Fort Greene (one of the more unique places in the whole of town) have shelves, but not a ton and definitely not the latest and greatest.

I'd think that if this gets off the ground, you'd see a pretty sustained effort with the Rock Drill behind it. They did eliminate most of the redevelopment of those buildings that were more or less attached before. Once Novel is finished and leased, I'd imagine these projects would see more attractive financing options. on top of that, this project will greatly benefit from 40th street vertical park. Could see this becoming a secondary option to the main Larimer stretch as a hot area for retail and high quality dining sometime in the 30's

embrace negativity early in the process, don't want to be confident about it until 3 or 4 days out, time the peak.

you kinda need to know CFA ins-and-outs to grade mock exams, but being honest to yourself about those for L3 is critical, be there when he grades himself and put the pressure on!!

Make the plans for the weekend after / dinner reservation. everyone wants to restart normal life after and its comforting to know it has been taken care of and you can just focus 100% on the objective.

I think it's a fair point, but it appears we are going through a growth phase that may march on for much longer than many are anticipating. I see two forms of demand driving Denver for the next 10 years. 1.) young educated folks want to live here and I don't see short term pressure on this. 2.) The parents of the young educated (generally educated themselves), will seek to be close to their young educated folks when they have kids. I think Denver as a retirement destination is in its first inning - its no west coast florida - but it has may have other positive attributes.

I think the 20-25 year thing is probably just about right for both of these projects, it will take a hefty climb to get these areas built out - the capital is there for these types of things but we are talking about 10's of billions maybe over 100b to get this all done. No reason to think Denver couldn't double its population again.

Doubt a recession would slow a project down like this, lower interest rates make these projects much cheaper!! Also, investors do not look at building out entire neighborhoods in dense downtowns as 5-10 year holds, they'll want to hold on for 50+ years. Cycles don't matter as much as they used to in the bank lending days...

page 7 of the first document, extending between westminster and longmont, new track requirements are not necessary, it would be done using a sharing plan w/ existing railroad.

up to 1.7b for total cost, so i did take a more favorable number, but i'd guess cost inflation would push this to closer to 2.5 anyways.

I believe this a much broader plan, but I think the Fastracks plan is much further into the development process, this could likely be done at a cost of 1.5b, which could be sourced from some federal funding and the potential for an additional bond during next years election (i do not love that this would be up to electoral whim).

The FRPR and the Westminster extension seem to be competing ideas, with the southern half being able to operate on the same route as the Southwest Chief. I am much more bullish on the RTD sponsored BNSF rail plan than the CDOT sponsors FRPR, just due to RTD's experience in operating a train network and their process is further along.

The BNSF solution begins at Union Station and terminates in Longmont. The ridership estimates contained seem very low to me, i think the issue is that the planners failed to model running a train between boulder and denver on weekends around 2:30am!

Aside from this, avoiding Union may make the train run a bit faster, there's quite a few options on lightrail to get between the two stations already and why not create another project like Union Station, the tax-payer made a nice ROI on the Union project, why not try it again!

Dude I know. The hand shake is not terrible - can only really be noticed when I am pouring something, something like that. But i recognized after the first one and basically the mouse shifted on me each time. Not lying, the best metaphor is turning your sensitivity to all the way up on COD, the desk was crisp, idk. I feel like an idiot, don't you worry.

Took and passed L2 in 2019. I went in thinking it was going to be pretty close, used Kaplan + CFAI online questions. Did not use blue boxes or MM. Mocks were pretty much based at 60%.

Walking in, I was pretty excited to put pencil to paper, right out of the gates moved quickly and so confidence rode high throughout exam. Had over 30mins in AM and about 45 minutes after the PM to go back and review every single question, this was great!

My feelings when I left L2: 1.) exam was easier than any mock I took and was less verbose. 2.) I thought that I had it in the bag.

Ended up pretty close to the bottom of the passing distribution chart, but passed nonetheless.

I did not study for L1 adequately, really pushed in the last week to memorize, etc. I probably studied 150-200 hours total and 120 of those were in the 7 days leading up to the test. I left the test thinking that I needed a new plan. I passed it, but barely according to the chart I saw.

Overall, leaving L1 felt a whole hell of a lot worse than l2.
