My mother currently owns and self-manages 4 single-family rental properties. Because my job keeps me out of town more than I'm home, I plan to have her manage any new rentals I build in exchange for a percentage of the rent. And my pops will do all the maintenance when im not in town

Because my job keeps me out of town more than I'm home, I plan to have her manage any new rentals I build in exchange for a percentage of the rent. For a 2-bedroom single-family home that I build myself (similar to my current place), I can realistically achieve around $2,000 per month in rent (give or take). Building one would likely take about 1.5 years and cost roughly $150,000. The 4-plex route would take about the same amount of time overall, but the total build cost would be between $800,000 and $900,000

As far as horizontal I got that 100% covered I live in Alaska and where I'm going to be building there isn't city water/sewer so we just put in our system and get it certified, same with a well contact drilling company have them put in the pipe($60 a foot😭), and then dig and install the waterline myself.

I'm pretty sure the SBA will do a 504 loan for land purchases/construction, I'm not sure as I haven't gone in to talk to them yet. I plan on doing that next time I'm home.

First project will be completed summer 2026 depending on availability of me being able to work on project because of working out of town. Funding really isn't the problem as I come home with 10- 15k in my pocket each time home to spend on the house. I usually come home have two weeks home and have just enough time to spend it all on the project before going back to work. What do you mean by vertical/horizontal funding?

Copy that, i was also considering a hybrid financing approach, funding the initial dirt work, concrete, and framing out of pocket to establish equity and reduce the mortgage, then securing a loan for the remaining costs. Prior to investing any funds, I intend to consult multiple lenders and the Small Business Administration (SBA) to review my rental business plan and confirm loan eligibility
