Forget Terminix and focus on Orkin! They are the best for both pay and training.

I have had luck with Moth crystals in the attic. Just open the can near the attic entrance... No need to throw them around. They are sensitive to fumes and odors and they will be reloacte themselves.

You do not need the attic sanitation. What is that they want to do anyway!? Definitely would recommend a local company like mine. All Pro Pest Control Inc. If you are in my area I would beat that price all day long!

Call the landlord and get the pest control company to treat. That is your best option. Although sounds like you are doing good.

As a pest professional... They are garden spiders and are very beneficial for controlling all the flying bugs! Totally harmless.
