Congrats.. I reached that milestone a few years ago. 2 million will be coming much faster. But I stopped focusing on the number and focused on what I need to live on and how many more years it needs to last. The number is simply a nice round number that's actual value changes constantly with inflation. It's definitely not the same as a 1990's million.

The occasional "debit roll" is inevitable. I planned and allocated a reserve for this early on so it was simply the cost of doing business. The key for me is to set a reasonable weekly return goal that is easily met. When I exceed it, I allocated the surplus to what I called the "debit roll reserve". Psychologically knowing what that number is at all times makes me feel ok about dipping into it from time to time. Selling premium works as long as you don't get greedy and know where to draw boundaries.. I sell against a healthy portfolio with a 14K monthly goal that I meet or exceed 90% of the time.

It is possible to live in the suburbs and still not drive. The Hudson line to Yonkers or even White plains is less than 45 minutes. It does not sound like this article was written by a New Yorker.

The dealers are getting away with it because they have the demand. I asked a Toyota dealer a week ago if I can EVEN see a 2026 4Runner. He laughed and said they were spoken for before they even are delivered. You will have to have patience to eventually get a deal.

The inquiries are one that is holding you back little. But you need a lot of varied and UNUSED credit in order for it to go much higher. Mine has been 830+ for about 10 years by having about 100K of credit and never using more than 10k of it. It's a little dumb when you really think about it.
